Romanian mandatory home insurance policies grow by over 14% in 2024

The number of active mandatory home insurance policies (PAD) in Romania increased by 14.41% in 2024, reaching approximately 2.34 million, compared to 2.04 million policies recorded on December 30, 2023, according to data from the Natural Disaster Insurance Pool (PAID), the entity responsible for issuing this insurance.

As of the end of December, urban areas accounted for 71.5% of all active PAD policies, while rural areas made up 28.5%. Regarding the type of insured dwellings, 94.2% of PAD policies cover type A homes—those with reinforced concrete, metal, or wood structures, and external walls made of stone, burnt brick, or materials treated thermally or chemically. The remaining 5.8% cover type B homes, characterized by external walls made of unburnt brick or untreated materials.

Mandatory home insurance premiums remain fixed at RON 130 for type A dwellings, providing a maximum insured amount of RON 100,000, and EUR 50 for type B dwellings, covering up to EUR 50,000. The continued growth in policy numbers underscores the increasing awareness and adoption of insurance against natural disasters.

AFI Europe to partially demolish former Bancorex headquarters in Bucharest

AFI Europe, which acquired the former Bancorex headquarters from Immofinanz (part of CPI Property Group) in August for EUR 27.5 million, has announced plans to partially demolish and renovate the iconic building. The project marks a significant transformation for what is considered the first modern office building in Bucharest.

The property spans 31,000 square meters, but following redevelopment, the usable area will be reduced to approximately 26,000 square meters, encompassing both office and commercial space. “The building is slated for partial demolition and redevelopment, with all necessary planning permits already secured. Construction is expected to commence in early 2025,” the company confirmed in a statement.

The planning authorization for the project is valid for 24 months, with the construction phase estimated to take 36 months. Upon completion, the project will revitalize a historic part of Bucharest’s commercial landscape while adapting it to modern standards.

Mirela Covașă appointed member of the Board of Directors of CPI Property Group

Mirela Covașă, who was the CFO of NEPI Rockcastle, has been appointed the fourth independent member of the Board of Directors of CPI Property Group.

Prior to joining NEPI Rockcastle, Mirela worked at PwC in Romania. Covașă holds a degree in Finance and Banking and is a certified accountant and auditor.

CPI Property Group, owned by the family of billionaire Radovan Vitek, has acquired the developers S Immo and Immofinanz, also present in Romania. CPI Property Group owns, together with Aroundtown, 60.8% of Globalworth.

The Pavăl brothers enter the commercial space rental market

Entrepreneurs Dragoș and Adrian Pavăl, owners of Dedeman, are entering a new market, the commercial space rental market, preparing a large-scale investment in Iași, which aims to build commercial buildings that will be rented out.

The area where the shopping complex will be built is undergoing urban reconfiguration. Nearby is the Silk District complex and the future Kaufland retail park, along with a residential project.

The Dedeman chain has 62 stores spread across all counties of the country, except Teleorman and Giurgiu. Last year, only two stores were inaugurated: one in Craiova near Promenada Mall and another in Petroșani. The DIY chain also benefits from 5 logistics centers, its own fleet of vehicles and has over 13,000 employees.

Moldomobila factory to be demolished

The famous Moldomobila factory will be demolished, after the demolition permit was issued by Iași City Hall. In total, 87 buildings and platforms will be decommissioned. On the site, Kaufland will develop a retail park, and on a plot on the eastern side, blocks of flats will be built by a partner of the retail chain.

The land consists of six plots: three of Kaufland and three of the Arhiconstruct company. The retail chain acquired the land in 2020 for an amount that exceeded the threshold of EUR 10 million.

The decommissioning of the buildings will be done piece by piece, from top to bottom, with simultaneous demolition on two or more levels on the same vertical or starting demolition from the base of the building prohibited.

Annabella opened its first store in Brașov

The local retail chain Annabella opened its first store in Brașov County, thus marking the end of 2024.

Businessmen Dan Pascariu, Adrian Tofan and Matthew Proskine are preparing the documents for the construction of a Penny supermarket on a piece of land of the former 38 hectares land in Popești-Leordeni, purchased from the former tire manufacturer Danubiana.

The land is in the process of urbanization and is prepared for the construction of a multifunctional residential complex that could include between 8,000 and 10,000 apartments. In the meantime, they have dismantled a piece of almost 6,000 square meters of this land and are now preparing the construction of a Penny supermarket with a useful area of ​​​​1,259 square meters and a meat and cheese store of 131 square meters on this lot.

The land is valued at EUR 38.6 million. If sold at this price, it will become one of the largest land transactions in recent years, along with the transaction of the former IMGB industrial platform in southern Bucharest.

K2 Retail Properties opens first retail park in Râșnov

K2 Retail Properties has completed the development of the commercial gallery in Râșnov, Brașov County, fully leased to international retailers. The company plans to open 22 more retail projects.

K2 Retail Properties also announced the acquisition of eight food and non-food retail galleries in Zărnești, Huși, Moreni, Motru, Oravița, Orăștie, Titu and Vălenii de Munte.

During 2024, another 14 similar retail projects were started by K2 Retail Properties.

The total investment in the 23 retail parks, completed or in various stages of construction, will amount to EUR 180 million (EUR 36 million). Upon completion, they will total approximately 40,000 sqm.

McDonald’s opens new restaurant in Râmnicu Vâlcea

Premier Restaurants Romania, the operator of the McDonald’s restaurant chain in Romania, announces the opening of a new restaurant in Râmnicu Vâlcea. The Drive-Thru restaurant is the third in the city and, at the same time, the seventh McDonald’s restaurant opened in Romania this year.

The value of the investments for the new restaurant amounts to approximately RON 12.5 million.

Recently, McDonald’s closed one of the oldest restaurants in Romania, namely the unit near Cișmigiu Park, in the capital.
McDonald’s owns 106 restaurants in 33 cities, of which 59 restaurants with McDrive and 68 McCafé cafes. The company has a team of over 6,000 employees.

Victoria Group plans residential project near Dragonul Roșu

The Victoria Group company, with Chinese shareholders, is preparing to develop a residential complex with 76 apartments on a plot of land located near the Dragonul Roșu shopping complex, near Bucharest. The plan is to build the real estate project on a plot of land with an area of approximately 3,600 square meters, located in a residential area under development in the town of Dobroești near Bucharest.

The building to be built will be a multifunctional, commercial, administrative and residential one, structured on a semi-basement, ground floor, mezzanine and 7 floors, with a developed area of almost 16,000 square meters, in which 76 apartments will be arranged, along with a parking lot with 158 spaces.
