Romania’s industrial and logistics stock to hit 8 million Sqm by 2025

Romania’s industrial and logistics space is on track to reach 8 million square meters by the end of 2025, provided the current annual development pace of 500,000 sq. m continues. As of mid-2024, more than 7.125 million sq. m were operational across the country, with over half of that stock concentrated in the Bucharest-Ilfov and West regions, according to a new report from real estate consultancy firm Cushman & Wakefield Echinox.

Despite the growing demand for logistics and industrial spaces across various regions, the Bucharest-Ilfov region remains dominant, accounting for 49.2% of the total stock, followed by the West region at 14.7%. Other significant hubs include South-Muntenia (10.6%), Center (9%), and North-West (8.9%). Meanwhile, the North-East (3.3%) and South-East (1.7%) regions remain the least developed, with stock levels in these areas comparable to that of Chitila, a small town near Bucharest.

The report forecasts that Romania’s 2024 new supply will reach around 500,000 sq. m, with over half of these new developments located in Bucharest-Ilfov, the West, and South-Muntenia regions.

“The gap between Romania’s eight development regions, in terms of GDP share and foreign direct investment, is reflected in the uneven distribution of industrial and logistics spaces,” said Vlad Saftoiu, Head of Research at Cushman & Wakefield Echinox. “This sector has greatly contributed to the success of areas with strong business growth and foreign investments. However, without addressing these regional economic disparities, it will be challenging to see significant surges in new supply.”

Transactional activity remained strong, with companies leasing about 1.5 million sq. m of industrial and logistics space between 2023 and the first half of 2024. During the same period, over 520,000 sq. m of new space was constructed, driving the national vacancy rate down to below 5%, creating development opportunities in regions with less industrial infrastructure.

Bucharest-Ilfov led the leasing activity with 48% of the total volume over the last 18 months, followed by the West region with 20%, and the Center region with 10%.

The largest owners of industrial and logistics spaces in Romania are CTP and WDP, who together control nearly two-thirds of the market, with a combined portfolio of almost 5 million sq. m. However, other developers, including VGP, ELI Parks, Logicor, and Oresa Industra, are increasingly expanding their presence. Additionally, a number of new players have announced plans to enter the Romanian market, with these investments expected to materialize by late 2024 or early 2025.

The industrial and logistics sector continues to be a cornerstone of Romania’s economic infrastructure, with its growth closely tied to the performance of the country’s strongest regions and the influx of foreign investment.

Develia Launches Sales for Traugutta Vita Development in Wrocław

Develia has announced the launch of its latest residential project, Traugutta Vita, located in the revitalized district of Oławskie Przedmieście, Wrocław. Czech competition authority raids Seznam.cz headquarters over suspected market abuse

The Office for the Protection of Competition (ÚOHS) has launched an unannounced investigation at the headquarters of Seznam.cz, one of the Czech Republic’s largest online companies, over suspicions of abusing its dominant market position. The surprise intervention began on Tuesday, as confirmed by ÚOHS spokesman Martin Švanda and Seznam.cz’s representative Aneta Kapuciánová.

“The Office is conducting a local inspection of Seznam.cz to investigate reasonable suspicion of anti-competitive behavior, specifically the abuse of a dominant position,” Švanda said. He clarified that the investigation does not automatically indicate wrongdoing by the company, nor does it mean that formal administrative proceedings have been initiated at this stage.

Seznam.cz, a major player in the Czech digital landscape, stated it is cooperating fully with the competition authority. “Although we have no information regarding the initiation of any official proceedings, we are providing full cooperation with the Office’s representatives,” said Kapuciánová.

The investigation comes on the heels of previous concerns raised by ÚOHS regarding Seznam’s operations in the Czech market. In September, the Office addressed an article published by Seznam Zprav, which had reported on alleged ties between ÚOHS leadership and a publication involved in public procurement reform. The authority expressed surprise at the timing of the article, given that the Ministry of Regional Development was preparing reforms under ÚOHS’ purview. In response, Seznam called the authority’s reaction “unacceptable” and rejected claims of media pressure or retaliation.

While the specifics of the current probe remain undisclosed, ÚOHS typically investigates serious breaches of competition law, such as cartel agreements or abuse of dominance. In early October, the authority also confirmed raids on several companies over cartel suspicions, with energy giant ČEZ later revealed to be among them.

Every year, ÚOHS conducts dozens of administrative proceedings related to competition issues, ranging from anti-competitive agreements to abuse of dominance. Last year alone, the authority issued 75 competition-related decisions and imposed fines amounting to CZK 268 million.

This latest investigation into Seznam.cz adds to a growing list of high-profile cases involving alleged anti-competitive practices, underscoring ÚOHS’ ongoing efforts to enforce competition law across Czech industries.

Fortaco Opens New Factory in Knurów, Strengthening Silesia’s Industrial Growth

Fortaco Group has officially opened its state-of-the-art production plant in Knurów, Silesia. The new factory, covering over 34,000 square meters, is set to employ around 200 people and enhance the company’s operations by streamlining logistics and consolidating production. Developed by Panattoni, the facility marks a significant investment in the region’s industrial landscape.

The grand opening event was attended by company officials, local authorities, business partners, and representatives from Panattoni. The ceremony underscored the project’s importance for both the local community and the broader regional economy. Fortaco, a leading European manufacturer of steel structures and welded cabins for the machinery and transportation sectors, aims to strengthen its market position with the new plant.

Aurelia Rachtan, Associate Development Director at Panattoni, highlighted Silesia’s strategic role in Europe’s reindustrialization. “For years, Panattoni has recognized the potential of Silesia, a region evolving from its industrial mining roots into a modern industrial hub. The Fortaco factory underscores Silesia’s rising prominence on Europe’s industrial map. The facility is designed to support advanced production processes, with 38 cranes, each capable of lifting up to 10 tons, and specialized foundations to accommodate heavy machinery. Fortaco’s General Manager, Jarosław Szytow, emphasized the factory’s importance for the company’s future. “This new facility allows us to consolidate our operations, advance our technology, and meet growing market demands while staying committed to our sustainability goals.”

The factory adheres to the highest sustainability standards, with plans to achieve BREEAM certification at the Excellent level, ensuring its energy efficiency and environmental responsibility. The roof has been reinforced to support a future photovoltaic installation, and the site features extensive green spaces, including a flower meadow, relaxation area, and biodiversity-supporting birdhouses and insect hotels.

Strategically located in Knurów, the factory benefits from excellent connections to Silesia’s key industrial centers. Rachtan expressed gratitude for the local support, stating, “We are thankful to the Knurów City Office for their invaluable assistance in ensuring the smooth completion of this project and to our partner PGNiG for helping overcome technical challenges.”

Redkom Development completes sale of Ozimska Park retail scheme in Opole

Redkom Development has successfully sold Ozimska Park, a retail park boasting 17,000 square meters of gross leasable area (GLA), which was completed in November 2023. The new owner, Newgate Investment, is actively expanding its portfolio of retail properties, which now includes 33 projects across various Polish cities.

This marks the third retail property transaction for Redkom Development in 2024. Earlier this year, the company sold Park Glinianka, a facility with over 10,000 square meters of GLA, located in Łubna near Warsaw, which opened in March 2023. The park, now known as BIG Łubna, has been added to the BIG Poland group’s portfolio. Additionally, Redkom Development has sold another retail park currently under construction in Bielsko-Biała, Comfy Park Bielsko, which will also feature over 17,000 square meters of GLA upon its anticipated opening later this year.

Kassák Terrace marks completion of LIVING’s Kassák project in Budapest

Obermeyer Helika leads revitalization of Prague’s Quadrio shopping centre

The Quadrio shopping centre in Prague 1 has recently completed a comprehensive revitalization project, which included enhancing the entrance from the Národní třída metro station, expanding the gastronomic zone, and modernizing the air conditioning system. The design and construction consulting firm Obermeyer Helika served as the general designer, overseeing project documentation and author supervision. Notably, the construction was executed while the centre remained fully operational, with all public areas now accessible to visitors.

“This project presented significant technical challenges, particularly due to the necessity of keeping the building functional throughout the construction modifications,” explained Ing. Martin Schejbal, senior project engineer at Obermeyer Helika. “Coordinating work in the fully utilized installation shafts and timing the ventilation system replacement required meticulous planning.” Schejbal highlighted the innovative use of custom-made one-meter-long core drill bits for drilling in tight spaces and the relocation of 2.5-tonne dry coolers on the roof for new fan installations.

In response to the increasing demand for quality fast food, the revitalization has introduced two new gastronomic units within the food court. Additionally, the public arcade in the Delmart and Vapiano area has been expanded, utilizing high-quality premium materials to enhance the interior design and detail.

To meet the heightened demands of the new establishments, the air handling system has been significantly upgraded. The existing exhaust air extraction system was enhanced, ensuring optimal indoor climate control throughout the arcade. The previous exhaust fan, capable of extracting 35,500 cubic meters per hour, has been replaced with five new fans. This upgrade involved the challenging task of moving two 2,500 kg dry coolers on the roof. “This project required meticulous preparation and detailed scheduling, with each step coordinated to the minute,” Schejbal noted, adding that the improvements have led to substantial energy savings.

Furthermore, the entrance area from the Národní metro station lobby has undergone a complete transformation, with three new, larger modern carousel doors replacing the existing two. This upgrade ensures a smoother passage for visitors entering the shopping centre.
