As the CIJ Awards Romania 2024 came to a close, it left attendees inspired and motivated for the year ahead, reinforcing its position as one of the most anticipated events in the real estate calendar.

The winners of the competition were selected in a three-stage voting jury committee process. These being a selected jury committee of 40+ recognised experts from the real estate, investment, architectural and construction industries.

The winners of each individual categories also advance as nominations for the Best of the Best CIJ HOF (Hall of Fame) Awards in 2025. The Hall of Fame Awards is the climax to the CIJ Awards series, pitting the winning projects and companies from around Central & Eastern Europe against each other to determine who the Best of the Best really are.

Thinslices relocated its headquarters in the Palas complex IT hub

A new company joined the IT hub in downtown Iași, developed by IULIUS in the Palas mixed-use project. Thinslices, a tech company incorporated in Iași, with operations in Berlin, Lisbon and London, has relocated its headquarters in the United Business Center 2 (UBC 2) office building, and is currently recruiting specialists. The Thinslices team develops IT solutions for projects in fields such as fintech, financial audit, energy and telecommunication management.

The new Thinslices office spans an area of approximately 500 square meters and currently accommodates 60 professionals, and the expansion plans are geared towards long-term growth. By the end of 2025, the company intends to form a team of 130 specialists.

Hercesa Romania obtains the occupancy permit for the first building in Stellaris Residencias

Hercesa Romania announces that the occupancy permit for the first building in Phase 1 of the Stellaris Residencias project, developed near Steaua Stadium in Bucharest, has recently been obtained, a year and a half after the start of construction works.

“Obtaining the occupancy permit for the first building of Stellaris Residencias marks an important milestone for Hercesa’s activities in Romania in 2024, the year we celebrate two decades of presence in the local market,” said Alejandro Solano, General Manager of Hercesa Internacional. “Our project near Steaua Stadium is designed for long-term development, in stages, an approach that characterizes us and demonstrates our firm commitment to Romania, which is the second-largest market in terms of development volume within Hercesa’s international residential portfolio,” added Alejandro Solano.

The first residential building in Stellaris Residencias comprises 129 apartments, 95% of which are already sold. In April 2024, two months earlier than initially scheduled, Hercesa started construction on the second stage of Phase 1 of the project, which will include 125 homes.

“The success of the first stage among buyers was due to both the project’s features and facilities, as well as the excellent progress made on road and public transport infrastructure in the area—a great example of a successful partnership between the private sector and local authorities. This experience motivated us to begin construction on the second building in Stellaris ahead of schedule. We are progressing according to plan; the structural frame is 30% complete, and the sales level has reached 40%,” explained Romeo Ghica, Operations Manager at Hercesa Romania.

Megapromet and V&V Investment open Mega Mall

Montenegrin retail company Megapromet and real estate firm V&V Investment opened a EUR 14 million shopping centre, Mega Mall, in the Adriatic city of Budva, company representatives said.

The three-level shopping centre covers an area of 14,000 square meters. Its construction took less than two years, according to Mega Mall’s PR officer, Tatjana Kotarac.

The shopping mall offers 240 parking spaces. It also houses a 2,500 sqm Mega Promet hypermarket, part of retail chain of Megapromet.

The investment project was supported by local lenders CKB and Erste Banka. Both Megapromet and V&V Investment are based in Budva and are fully owned by their founders, Miodrag Mitrovic and Goran Vuletic, respectively.

Trendyol to open a logistics center near the Capital

Trendyol, an international e-commerce marketplace, announces the opening of its first warehouse in Romania. With an area of 50,000 sqm, the logistics center will generate up to 250 jobs, and aims to streamline deliveries in the country and, subsequently, in the region.

Located in Ștefăneștii de Jos, Ilfov County, the warehouse will enter the phase of preparing stocks dedicated to the Romanian market as early as the end of this year, with the first deliveries to customers to be made in early 2025.

“As demand for products listed on Trendyol continues to grow, both in Romania and in the region, developing a logistics hub that brings us closer to customers has become a priority. This warehouse will help us operate more efficiently and offer our customers faster access to their favorite products,” says Irem Yılandil, Head of International Expansion, Trendyol Group.

Lidl opens new store in Romania

Lidl continues its local investments by opening a new store in Măgurele, Ilfov County. The new unit is located on Atomiștilor Street, no. 261.
The new Lidl store in Măgurele has a sales area of over 1,300 square meters and has 126 parking spaces. With the inauguration of the Lidl store, 25 new jobs were created.

By using advanced construction technologies and in accordance with environmental protection regulations, the new Lidl store in Măgurele has modern solutions and technologies, which ensure high standards of energy efficiency.

Hesburger continues its expansion in Romania

Hesburger has opened its sixth restaurant in Romania, in Mega Mall, following an investment of EUR 500,000, and reaches investments of EUR 1.5 million in Bucharest.

Recently, Hesburger opened a restaurant in Băneasa Shopping Mall, and previously opened a restaurant in the Bucharest AFI Cotroceni shopping complex, and a unit in Henri Coandă – Otopeni airport.

Hesburger has expanded its restaurant chain internationally and now has 273 locations in Finland, 62 in Lithuania, 54 in Estonia, 52 in Latvia, 32 in Bulgaria, 7 in Ukraine, 2 in Germany and one in Poland.

The Finnish company’s expansion plans include opening 10 locations in several cities in Romania, with a total investment of EUR 8 million, in the first year of activity.

Ideal Residence to build three 11-story high-rise buildings in Bucharest

Real estate developer Ideal Residence, a developer who has built several complexes in Bucharest, plans to build three 11-story high-rise buildings on Valea Largă Boulevard in the capital, opened to traffic at the end of October.

Ideal Residence Developer is equally owned by the companies Ideal Evoluțion (owned by Ion Sfetcu) and Ideal West Residence (owned by Cosmin-Alexandru Sztankovics).

Valea Largă Boulevard measures 1.5 km and connects Prelungirea Ghencea and the intersection of Bd. Timișoara – Valea Cascadelor. In recent years, several residential projects have been developed in the area.

Apreutese family has ongoing real estate projects worth over EUR 120 million

The Simion and Loredana Apreutese family, owners of the International Alexander freight forwarder, are entering the real estate market through the ANSI Real Estate Holding platform, which already has projects worth a total of over 120 million euros in the works.

The investment platform is dedicated to both the residential and commercial segments of the real estate market. ANSI Real Estate is currently working on three residential projects: Britwood 144 in the Iancu Nicolae area, Averado Gardens in Balotești and Lauren House in Bucharest, in addition to the Crevedia Retail Park, developed in partnership with REPACO Capital.

The company has over 150,000 square meters of land already acquired for development and is interested in buying more.

To coordinate the business, the Apreutese family has partnered with Cătălin Gavrilă, who worked for almost 11 years at the real estate consultancy Crosspoint Real Estate.
