Logicor adapts Piaseczno logistics facility to meet demand for smaller warehouse space

27 October 2026

Logicor has completed the modernisation of a 48,000 sqm logistics building in Piaseczno, south of Warsaw, creating smaller industrial premises within a property previously designed for large-scale warehousing. The investment marks the company’s first conversion of this kind in Poland and responds to demand from businesses requiring more manageable storage and distribution facilities close to the capital.

The former large warehouse, identified as building B3, has been reorganised into separate units measuring between 1,700 and 5,700 sqm. The revised configuration is intended to attract a wider range of occupiers, including wholesalers, online retailers, logistics operators and businesses carrying out light industrial activities. The smaller premises allow companies to select accommodation more closely aligned with their operational requirements.

The project retained the building’s principal structure while introducing substantial improvements to its technical performance. By extending the useful life of an existing property, Logicor has avoided the need for a replacement development. The company estimates that upgrading existing warehouses can generate carbon emission savings of up to 57% compared with constructing equivalent new buildings, although it has not disclosed a project-specific emissions assessment.

Energy-related improvements include additional thermal protection, upgraded external walls and heat pumps serving the office accommodation. The heating and cooling infrastructure has also been replaced or modernised, enabling individual tenants to regulate conditions within their premises. Digital systems provide information on energy and utility consumption, while adjustable LED lighting is intended to reduce electricity requirements. The property has been prepared for assessment under the BREEAM Excellent environmental certification standard.

Investment has also extended to the outdoor environment, where landscaped recreational areas and quieter spaces have been created for employees. The introduction of trees, including fruit-bearing varieties, forms part of the improvements to the surrounding grounds and provides additional outdoor facilities for people working at the park.

The logistics property is located approximately 15 kilometres from Warsaw’s centre and seven kilometres from Chopin Airport. Its position within the southern Warsaw metropolitan area provides access to the city’s commercial market, with public transport connections and future road improvements, including better access to the S7 expressway, expected to support transport links.

The completion of the project demonstrates how established logistics properties can be adapted to changing occupier requirements without undertaking entirely new construction. For the Warsaw industrial market, the conversion adds a range of smaller warehouse units while extending the operational life of an existing logistics asset.
