A new retail park developed by BIG Poland and BOIG The Blue Ocean Investment Group opened in Olkusz on 22 October 2026, introducing 13,500 sqm of commercial accommodation to the southern Polish city. The property was fully leased when trading began, with nine retailers establishing their first locations in Olkusz. The development adds to the expansion of retail facilities in smaller Polish cities, where developers have been investing in properties designed to accommodate grocery stores alongside fashion, household and specialist retailers.
The property, operating under the name BIG Olkusz, is situated at the intersection of Sławkowska and Centralna streets, close to national road DK94. Its location provides access for residents of Olkusz and surrounding communities, with approximately 350 parking spaces available. The development brings together retailers from several sectors within a single commercial location.
Kaufland occupies approximately 4,500 sqm, making it the largest individual tenant by floor area. HalfPrice has opened a two-level store covering around 2,260 sqm. Both companies are among the nine retailers entering the local market through the development. Other first-time operators in Olkusz include Douglas, Hebe, W.Kruk, Worldbox, Smyk, DrMaterac and Optilux.
The retail park also accommodates food and beverage businesses, including Sushi Batoshi, Dobreto and Fresca. The latter is a local restaurant operator, providing a smaller independent business presence alongside the national and international retail chains. The range of tenants covers groceries, clothing, cosmetics, jewellery, children’s products, furniture-related goods and food services.
All available commercial space had been leased before the official opening. While this establishes the property’s initial occupancy position, the developers have not disclosed the investment expenditure, contractual rental income, lease durations or expected financial returns. The level of occupancy also does not indicate how individual retailers will perform once the development has established regular trading patterns.
Eran Levy, CEO of BIG Poland, said the company had sought to combine retailers from different sectors to accommodate a range of consumer requirements. He highlighted the introduction of nine brands to Olkusz and the inclusion of a local restaurant alongside larger chains. The developer considers the composition of tenants an important factor in maintaining occupancy and attracting customers over the longer term.
BIG Poland has operated in the country since 2022 and now reports ownership of 14 retail parks with a combined gross lettable area of approximately 271,500 sqm. Its existing locations include Andrychów, Lubin, Łubna, Gorzów Wielkopolski, Ostróda, Włocławek, Myszków, Olsztyn, Suwałki, Koszalin, Kielce, Dzierżoniów, Grodzisk Mazowiecki and the newly completed property in Olkusz. The company has expanded its holdings across regional markets rather than concentrating exclusively on Poland’s largest cities.
Further developments are being prepared in Piła, Konstantynów Łódzki and Bolesławiec, although the company has not provided construction timetables or investment figures for these projects. The completion of BIG Olkusz illustrates continued development activity in Poland’s regional retail property sector. Its longer-term performance will depend on local purchasing power, competition from other shopping locations and the ability of its tenants to maintain sustainable trading levels.
