Polish automotive components distributor Auto Partner has secured approximately 42,000 sqm of logistics and office space at MLP Bieruń West, a new industrial development being constructed by MLP Group in Upper Silesia. The agreement is the developer’s largest leasing transaction announced during 2026 and covers approximately 75% of the project’s planned accommodation. The facility is expected to be handed over in September 2027.
The logistics complex, situated near Tychy, will provide approximately 56,300 sqm of warehouse and associated office space when completed. Auto Partner’s premises will include around 600 sqm of offices, with the remaining area allocated primarily to storage and distribution activities. The development is positioned alongside national road 44, approximately 3.5 kilometres from a planned interchange on the S1 expressway, connecting the property with the regional road network and surrounding industrial centres.
The warehouse will be adapted to accommodate Auto Partner’s extensive inventory of vehicle components and accessories, including products distributed under its MaXgear brand. Plans include additional internal storage levels and racking configurations suitable for specialised equipment operating within narrow warehouse aisles. These arrangements are intended to increase storage density and support the handling of large product volumes without requiring equivalent increases in building floorspace.
The transaction continues a commercial relationship between Auto Partner and MLP Group established in 2016. The distributor already leases accommodation at MLP Poznań West, MLP Pruszków II and MLP Zgorzelec, with Bieruń becoming its fourth location within the developer’s portfolio. MLP Group President Radosław T. Krochta indicated that leasing commitments at the new development are progressing in accordance with the company’s financial expectations, despite construction remaining underway.
Construction is being undertaken by BIN Biuro Inżynierskie, with delivery to Auto Partner planned for September 2027. The agreement illustrates continued investment in distribution infrastructure serving Poland’s automotive aftermarket, particularly facilities designed around specialised inventory management and transport accessibility. The companies have not disclosed the lease duration or financial terms.
