Pepco Signs Direct Lease for 55,619 Sqm at Bucharest Logistics Facility

20 October 2026

European discount retailer Pepco has signed a direct lease with CTP for 55,619 sqm of warehouse space at CTPark Bucharest West, formalising its occupancy of a facility already used for the distribution of goods across Romania and other Central and Eastern European markets.

The agreement, announced on 20 October 2026, changes the contractual arrangement under which Pepco occupies the building. The retailer previously used the premises through a third-party logistics provider and will now lease the property directly from CTP. The transaction therefore does not represent additional warehouse space being taken up by a new occupier or an expansion of Pepco’s existing distribution footprint.

The facility is located at CTPark Bucharest West, alongside the A1 motorway west of the Romanian capital. The location provides road connections to Bucharest and other parts of Romania, as well as routes towards neighbouring European markets. The industrial park accommodates companies involved in manufacturing, warehousing and distribution, with its development plans covering nearly 1.5 million sqm of lettable space.

Pepco will continue using the building as a regional distribution centre supporting its retail operations. The company’s business involves the sale of clothing, household products and toys, with warehouse facilities required for receiving, storing and distributing merchandise to stores.

The move to a direct lease changes Pepco’s relationship with the property owner, although CTP has not disclosed the duration of the agreement, rental terms or whether the retailer will make changes to the building. The announcement also does not specify whether the third-party logistics provider will continue managing any part of Pepco’s warehouse operations.

CTP reported that it had signed leases covering approximately 1.8 million sqm across its European portfolio during the first eight months of 2026. This figure represents the company’s reported leasing activity across its markets and should not be interpreted as an equivalent amount of newly occupied warehouse space.

The Bucharest West development includes facilities for employees and businesses, including food services, shops, meeting areas and medical services. These amenities form part of the infrastructure available to companies operating within the industrial park.

The Pepco agreement illustrates a change in how an existing retailer occupies and manages its distribution property. While the transaction involves a substantial warehouse area, its immediate effect is contractual rather than an increase in occupied industrial space. This distinction is relevant when assessing leasing announcements and the level of additional demand in Romania’s logistics property market.
