Poland’s expanding packaging recovery industry is creating opportunities for industrial property owners as manufacturers develop equipment to support the country’s deposit-return system. EcoAction, a Polish producer of automated packaging collection machines, operates a 7,600 sqm manufacturing facility at Urban Park Janki in Wypędy, near Warsaw. The industrial complex belongs to a property portfolio associated with Peakside Capital Advisors and Octane Capital Partners.
Urban Park Janki provides approximately 13,000 sqm of industrial accommodation, with EcoAction occupying nearly 60% of the available space. The company’s premises are organised into eight production areas, accommodating the preparation of components, machinery assembly, testing and preparation for delivery. The arrangement enables different manufacturing activities to operate within a single property while providing flexibility to accommodate changing production requirements.
The facility manufactures machines designed to receive used beverage containers and process them for subsequent collection. Developed by Polish engineers, the equipment uses compressed air to restore the shape of flattened plastic bottles, allowing them to be identified and accepted. An integrated scanning system examines containers from multiple angles, while mechanical processing equipment reduces the space required to store collected materials.
According to the manufacturer, its compression system can decrease the volume of recovered packaging by more than 90%, potentially reducing storage requirements and the frequency of collection. EcoAction also reports that its technology can accommodate recovered materials in approximately one-eighth of the space required by conventional bag-based collection methods. These performance figures are company estimates and have not been independently verified.
The machines are intended primarily for supermarkets and other locations participating in Poland’s deposit-return programme. Depending on their configuration, they can provide customers with refunds through shopping vouchers or electronic payments to bank cards. Manufacturing operations involve several dozen employees responsible for equipment development, assembly and preparation for commercial use.
Daniel Galwas, Vice-President of Action Production at ACTION S.A., indicated that the company’s decision to operate at Urban Park Janki was influenced by the ability to modify its production accommodation as manufacturing requirements change. The relationship with Peakside Capital Advisors allows the business to adjust its facilities in response to technological developments and operational needs.
From the property owner’s perspective, the manufacturing operation demonstrates the potential for modern industrial buildings to accommodate businesses beyond conventional storage and distribution. Bożena Kaczanowska-Tajan, Head of Asset Management at Peakside Capital Advisors, identified the production of recycling equipment as an example of industrial property supporting businesses involved in improving material recovery and reducing resource consumption.
EcoAction’s presence at Urban Park Janki also reflects the relationship between environmental regulations, manufacturing investment and demand for industrial accommodation. As Poland develops its deposit-return infrastructure, manufacturers supplying collection equipment require premises capable of combining technical production, testing, storage and distribution. Such operations represent an additional source of occupier demand for industrial properties in established logistics locations surrounding Warsaw.
