Diuna approaches full occupancy after 4,500 sqm of Warsaw office deals

Syrena Real Estate has completed approximately 4,500 sqm of leasing transactions at the Diuna office complex in Warsaw’s Służewiec district, taking occupancy at the 46,000 sqm property to more than 90%.

The largest transaction involves an existing international organisation operating in the security sector, which has increased its presence at the complex by almost 3,700 sqm. The expansion accounts for most of the recently leased space and provides further evidence of demand from companies already operating at the property.

Astana Motors Poland has joined Diuna as a new tenant, taking approximately 500 sqm for its Warsaw team. The company is the Polish importer and distributor of Great Wall Motor vehicles and is using Poland as part of the automotive group’s wider European expansion. Knight Frank represented the tenant in the transaction.

JDE Services has also extended its existing agreement while adding approximately 300 sqm. The expansion increases the company’s total occupation at Diuna to around 1,200 sqm. Colliers advised JDE during the leasing process.

The transactions bring occupancy at Diuna to approximately 93%, according to Syrena Real Estate. The landlord says the complex was only around 40% occupied when it took control of the property, making the subsequent increase particularly notable in the context of Warsaw’s competitive office market.

Diuna is the former Marynarska Business Park and consists of four office buildings with a combined usable area of approximately 46,000 sqm. Its repositioning was completed in 2024 and involved substantial changes to the common areas, entrances and external environment rather than redevelopment of the existing buildings.

One of the largest physical changes involved removing a 6,000 sqm surface car park and replacing it with landscaped space. The modernisation also introduced additional facilities for occupiers, including a conference centre in Building D. The complex retains approximately 1,200 parking spaces across three underground levels.

The leasing performance provides an example of how established office properties in Warsaw can compete for occupiers following substantial investment in their buildings and surrounding environment. This is particularly relevant in Służewiec, one of Warsaw’s largest established office districts, where older properties face competition from newer developments elsewhere in the capital.

The latest transactions are also notable because most of the additional space comes from companies expanding or renewing their existing presence rather than exclusively from new occupiers. Tenant expansion can provide landlords with an important source of demand at a time when companies are increasingly selective about office quality, amenities and location.

With the latest agreements completed, Diuna has moved from significant vacancy to an occupancy level above 90%, strengthening the position of the refurbished complex within Warsaw’s existing office stock.
