Skanska is moving ahead with the second phase of its Habitat residential development in Prague, investing CZK 1.5 billion in another 188 apartments and nine non-residential units. Construction is scheduled to begin at the end of September 2026, with completion planned for the first half of 2029. The construction contract is valued at CZK 1.1 billion and will enter Skanska’s European order intake for the third quarter.
Habitat is being developed on approximately 70,000 sqm of former brownfield land and is planned to deliver more than 1,000 apartments across six to seven stages. The latest buildings will surround a landscaped courtyard with greenery and recreational areas, extending the public spaces created during the first phase. Commercial premises will also be incorporated, while nearby tram and metro connections provide access to central Prague.
The second phase will include rooftop photovoltaic and solar-thermal installations, green roofs, rainwater collection and grey-water recycling designed to reduce energy and drinking-water consumption. Skanska is targeting BREEAM Very Good certification for the development.
The CZK 1.5 billion commitment adds to the continuing conversion of Prague’s former industrial and underused sites into new residential districts. With more than 1,000 homes ultimately planned at Habitat, the project illustrates the contribution larger brownfield schemes can make to Prague’s housing pipeline while using existing transport links and urban infrastructure.
