Housing prices rose by 10.45% overall in the second quarter of 2026 compared to the average for 2025, according to data published by the National Institute of Statistics, with the largest price increases being marked by new housing, which rose by 10.89%. The price of apartments increased by 10.68%, and that of houses by 8.52%.
Starting with the first quarter of 2026, the series of residential property price indices is published with the reference year 2025, so the evolution is measured in percentage increase or decrease compared to the average for 2025, the INS specifies.
Real estate consulting companies also talk about increases in housing prices. For example, the average price of an old three-room apartment in the capital is today about 100,000 lei higher than a year ago, as Andrei Sârbu, founder and CEO of SVN Romania, recently said.
Other consultants say that the VAT increase for new homes has contributed to the increase in interest in old apartments, but future changes in property taxation could influence this comparison.
