Skanska to replace Kraków office building with 168 apartments

27 October 2026

Skanska is investing PLN 157 million (approximately SEK 400 million) in a new residential scheme in Kraków, replacing an existing office property with 168 apartments. The development, known as Mazowiecka 21, is located in an established neighbourhood close to the city centre and is scheduled for completion in early 2028.

The project involves demolishing the current commercial building and constructing a residential property with retail and service premises at street level. The redevelopment will introduce housing to a site previously occupied by offices, bringing its use more closely into line with the surrounding residential neighbourhood.

The scheme will also increase the amount of green space within the property. Landscaped areas will form part of the new development, improving the immediate surroundings and creating a more attractive setting for residents and neighbouring properties.

Environmental considerations are incorporated into the building’s design, including solar electricity generation, heat pump technology and infrastructure for collecting and storing rainwater. Skanska is aiming to achieve a BREEAM Very Good sustainability rating for the completed property.

The apartments will include smart home technology supplied by Appartme, while provision will be made for residents wishing to install air conditioning. Bicycle storage will also be available, and the building is being developed to accommodate people with different accessibility requirements.

Construction began in October 2026, with delivery planned for the first quarter of 2028. The investment represents a further addition to Kraków’s housing supply and demonstrates how existing commercial sites can be redeveloped for residential use in established urban locations.
