Benefit Systems expands Polish fitness network to 300 locations

Benefit Systems has reached 300 fitness clubs in Poland following the opening of a new Zdrofit facility in Kraków, continuing an expansion programme that is generating demand for sizeable commercial premises across the country. The latest club occupies more than 2,500 sqm in the Stella office building at 75 Przybyszewskiego Street.

The new Kraków location extends across three floors and is open 24 hours a day. Alongside traditional gym areas, the facility provides dedicated space for Pilates, HYROX, weightlifting and combat training, as well as group exercise and cycling. Recovery facilities include saunas, relaxation areas and physiotherapy services.

The opening is also the 242nd location operated under the Zdrofit brand, which is now represented in almost 60 Polish cities. Another Zdrofit facility opened in Gdańsk at the same time, illustrating the pace at which Benefit Systems continues to add locations to its domestic network.

Benefit Systems had 296 fitness clubs in Poland at the end of June 2026, compared with 279 at the end of 2025. The latest openings have therefore taken the network beyond the 300-location threshold during the third quarter. Across all of its markets, the group operated 595 clubs at the end of June and had close to 784,000 fitness memberships.

Expansion is expected to continue. Benefit Systems plans to add more than 20 clubs in Poland during 2026 and is pursuing a longer-term objective of operating between 730 and 820 directly controlled clubs by the end of 2027 across Poland, Czechia, Slovakia, Bulgaria, Croatia and Turkey. New openings and acquisitions are both expected to contribute to that growth.

The Kraków investment is notable from a property perspective because a fitness operator has taken more than 2,500 sqm within an office building. Large fitness facilities can broaden the services available to employees and nearby residents while providing landlords with an occupier capable of taking substantial floor areas outside traditional office uses.

Benefit Systems’ continuing expansion also highlights the growing importance of fitness and leisure operators to commercial-property leasing. With the group still adding clubs in Poland and pursuing further growth across its other markets, its physical expansion is likely to generate additional requirements for large premises in office, retail and mixed-use locations.
