Union Investment and Investa secure 46,500 sqm across German campus portfolio

Union Investment and Investa Capital Management have completed leases and renewals covering around 46,500 sqm across their German Urban Campus Nr. 1 portfolio during the first nine months of 2026, securing approximately €8m of annual rental income.

A total of 29 agreements were completed across properties operated under The Plant brand. The space involved represents approximately 20% of the fund’s total area. Urban Campus Nr. 1 was established in 2016 and currently owns eight campus properties in Germany, with around 235,000 sqm across locations including Fürth, Nuremberg, Konstanz, Mannheim, Munich, Bochum, Hamburg and Dortmund.

Among the new occupiers is mobility services company Trafineo, which has taken approximately 1,100 sqm at The Plant Bochum. German credit information company Schufa has also signed for around 1,550 sqm at the same property.

At The Plant Mannheim, existing tenant Internationaler Bund has expanded its occupation to approximately 6,000 sqm. The additional space takes the Mannheim technology campus to full occupancy.

One of the largest agreements involved The Plant Fürth, where an existing public-sector occupier extended its lease covering approximately 14,300 sqm for another five years.

The portfolio has also secured a new operator for its hotel at The Plant Dortmund. Leonardo Hotels will take over the property previously operated under the Steigenberger brand under a long-term agreement. The owners and operator have also agreed an investment programme intended to modernise the hotel and strengthen its position in the local hospitality market.

The Dortmund property reflects the mixed-use approach of the portfolio. Union Investment acquired the former Westfalen-Center for Urban Campus Nr. 1 in 2023. The complex combines offices and hotel accommodation and provides approximately 30,400 sqm of lettable space.

Urban Campus Nr. 1 focuses on commercial properties combining offices with other uses and workplace formats. Investa is responsible for activities including acquisitions, financing and asset management, while Union Investment manages the fund. The properties have operated under The Plant brand since 2018.

The 46,500 sqm of leasing completed during the first three quarters provides evidence of continued demand across the fund’s regional German portfolio despite challenging conditions in parts of the country’s office market. For Urban Campus Nr. 1, the agreements also strengthen income visibility, with approximately €8m in annual rent secured through new leases and extensions.
