SPEEDWELL secures building permit for GLENWOOD ESTATE

SPEEDWELL Development is set to transform Corbeanca with GLENWOOD ESTATE, an exclusive new residential project featuring 209 premium lakeside homes with private gardens, scheduled to start construction in early 2025. The total estimated investment is EUR 94 million.

GLENWOOD ESTATE’S residents will have a 700-meter frontage on Corbeanca Lake, providing them with easy access to the water and nature all around. Moreover, the project’s green private and public spaces will add up to a generous 76,000 sqm, making up 54% of the total area.

GLENWOOD ESTATE offers luxury, three-, four- and five-bedroom villas ranging from 214 to 324 square meters. Each residence includes private gardens between 130 and 152 square meters, meticulously integrated with the natural landscape to ensure privacy and comfort. The project offers a sustainable and exclusive lifestyle, suitable for modern families, executives, or entrepreneurs who aspire to live in a close-knit community, away from inner-city noise and pollution. The project will also provide a safe and convenient way for residents to get around on their bikes, with 2.5 km of bike lanes, and plenty of common areas for recreation and socializing. In addition, thanks to its strategic proximity to the A0 highway and main roads, residents will benefit from quick access to both Corbeanca as well as to business areas, private schools, and the main points of interest in Bucharest.

” GLENWOOD ESTATE is more than a residential complex; it’s a forward-thinking lifestyle choice. It is an elegant, high-quality development that promotes connection with nature and features a unique approach focused on privacy, comfort, and sustainability. We are thrilled when local authorities understand the positive impact of our projects, as this support not only validates our efforts but also reflects our commitment to building a thriving community. Our close collaboration with local institutions allowed us to turn the vision into reality and, in the case of GLEENWOD ESTATE, together we have contributed to improving the housing standards in Corbeanca and the Bucharest metropolitan area.”, says Jan Demeyere, Architect and Co-founder of SPEEDWELL Development.

“GLENWOOD ESTATE has aroused a great deal of interest, and the granting of the building permit marks the beginning of a new chapter in the development of an exclusive community. ”, adds Andreea Comșa, Commercial Director at SPEEDWELL Development. “We targeted from the early design stage to address a community of people who share common values in terms of quality and lifestyle, and these aspects are reflected in the final purchase cost. The benefits are felt not only in the high-quality finishes and materials but also in the long-term cost savings for our residents due to our energy efficiency systems like individual heat pumps or photovoltaics panels”.

Evo Properties has leased over 50% of London and Oslo buildings in Bucharest

EVO Properties is rapidly advancing in the development of the new multi-functional hub, with the first lease agreements already signed and advanced negotiations for the remaining available spaces in London and Oslo buildings. By the end of 2025, over 31,000 sqm will be reallocated according to the new functionalities, of which approximately 50%-60% of the leasable area will be dedicated to modern offices, 20-25% will host hospitality services, 10-15% will be allocated to medical and well-being services, with the remaining area already occupied by the Lumina Cultural Center.

The A+ class office buildings, London and Oslo, which are among the few in Bucharest with BREEAM Outstanding certification (score 90.3% awarded in 2023), are actively undergoing a conversion process regarding the functionality of the spaces.

Among the first partners of Evo Properties, after taking over the two buildings, is IT HIT, which has been operational in the leased space of the London building since May this year. Endress+Hauser Romania has leased a new headquarters in the Oslo building, which will be operational by the end of this year. The diversity of services offered in London and Oslo buildings will be strengthened with the opening of Digest Med clinic and Dr. FIT gym.

The General Directorate for European Transport Programs, part of the Ministry of Transport and Infrastructure, began operating from their headquarter located in London Building in September 2023. Stryker, a pioneer in medical innovation, has expanded its operations in Romania with the opening of a new office in the Oslo Building in early 2024.

The Lumina Cultural Center is located on the ground floor of the Oslo building.
Starting from December 2024, employees and visitors will have the opportunity to enjoy a specialty coffee shop operated by the Boutique du Pain/14th Lane Group, which will serve London and Oslo buildings.

“These leading companies have recognized the exceptional quality and inspiring nature of our London and Oslo buildings. Their decision to relocate their operations to these state-of-the-art spaces is a testament to our commitment to providing top- tier facilities that foster creativity and productivity. We are excited to transform these iconic buildings into a vibrant and dynamic ecosystem where people can work, relax, and connect. By integrating the latest technologies and innovative energy solutions, such as operating both buildings without natural gas, using the latest Daikin equipment, we aim to create a workspace and living space that meets current needs while anticipating future trends. We want the new multi-functional hub to provide a unique experience for both employees and visitors,” says Anamaria Crețu, Leasing Director of EVO Properties.

Over 50% of the total leasable area in London and Oslo buildings is already contracted or in very advanced negotiation stages, exceeding 16,000 sqm of the total 31,524 square meters, of which over 10,000 square meters were confirmed only during 2024. By the end of 2025, contracts for an additional 30-35% of the leasable area are estimated.

EVO Properties will invest over EUR 10 million to modernize London and Oslo buildings. The first phase of this transformation, scheduled for completion by mid-2025, will create flexible and innovative workspaces that drive productivity and collaboration.
