STRABAG Property and Facility Services (STRABAG PFS) has secured a new agreement with pharmaceutical group Boehringer Ingelheim to manage building systems and maintenance operations across six administrative properties in Germany. The appointment covers more than 100,000 sqm of office accommodation distributed between the company’s locations in Ingelheim am Rhein and Biberach an der Riß.
Under the arrangement, STRABAG PFS will take responsibility for the technical upkeep of three office buildings in Ingelheim and a further three in Biberach. Its responsibilities include maintaining essential building infrastructure, coordinating technical services and providing continuous emergency assistance to address operational issues outside normal working hours.
The agreement also extends to improving the environmental performance of the properties. STRABAG PFS will assist Boehringer Ingelheim in identifying opportunities to reduce energy consumption and improve the operation of existing building systems. These activities form part of the pharmaceutical company’s wider efforts to manage its property portfolio more efficiently and reduce the environmental impact of its operations.
Management of the six properties will be coordinated through a centralised client service structure, enabling STRABAG PFS to maintain consistent operating procedures across both locations. The arrangement is intended to simplify the administration of technical services while allowing individual buildings to receive support appropriate to their operational requirements.
For STRABAG PFS, the appointment represents an expansion of its activities in the pharmaceutical sector, where the reliability of building infrastructure and the management of complex corporate premises are particularly important. The company will provide services to a portfolio associated with one of Germany’s largest pharmaceutical businesses, further broadening its presence in the country’s commercial property services market.
Boehringer Ingelheim was established in 1885 and remains privately owned by the founding family. The company operates internationally in pharmaceutical research, development and manufacturing, reporting sales of €27.8 billion in 2025. Its administrative facilities support a business with substantial operational and technical requirements.
The contract highlights the importance of managing existing commercial buildings as companies seek to control operating expenditure, maintain reliable infrastructure and improve energy performance. For owners and corporate occupiers, investment in professional building maintenance and technical oversight can contribute to extending the useful life of properties while supporting environmental objectives.
Neither the financial value nor the duration of the agreement has been disclosed. STRABAG PFS has also not provided specific targets for energy savings or emissions reductions associated with the six properties.
