Sonae Sierra targets further German growth after integrating 12 shopping centre

Sonae Sierra plans to expand its third-party property management business in Germany after completing the integration of 12 shopping centres taken over from Unibail-Rodamco-Westfield’s management platform in October 2025.

The transaction made Sonae Sierra the second-largest third-party shopping centre property manager in Germany, according to the company. One year after the acquisition, the portfolio is recording higher sales and visitor numbers, while occupancy across the managed centres stands at approximately 95%.

The company sees further opportunities as shopping centre owners respond to changing consumer behaviour and pressure on operating performance. Sonae Sierra expects this environment to increase demand for external platforms combining property management, leasing and other operational services rather than owners maintaining these capabilities entirely in-house.

Christine Hager, member of Sonae Sierra’s German management board and Director of Property Management, said the company used Expo Real to discuss additional German management mandates with investors. Germany remains one of the core markets in Sonae Sierra’s wider European expansion strategy.

The group has also expanded its third-party services business elsewhere in Europe. Earlier in 2026, Sonae Sierra acquired Spanish company SCCE, adding management mandates for another 18 shopping centres in Spain.

Sonae Sierra currently manages more than 500 properties covering over 3.3 million sqm across eight countries. The company has operated in Germany for 25 years and is seeking to use the scale created through its recent acquisitions to win additional institutional mandates in both Germany and other European markets.
