Panattoni has completed the leasing of the first phase of Panattoni Park Będzin in Upper Silesia after securing an agreement with an e-commerce company for more than 24,000 sqm of industrial and logistics space. The transaction takes the approximately 27,600 sqm first phase to full occupancy. The new tenant, whose identity has not been disclosed, is scheduled to begin operations at the property in December 2026.
Following the leasing of the first building, Panattoni is preparing to start the next stage of the development. Panattoni Park Będzin is planned to eventually provide approximately 88,600 sqm, leaving around 61,000 sqm to be delivered beyond the initial phase.
The project has been designed to accommodate logistics, distribution, e-commerce and light manufacturing operations. The buildings can also support different warehouse configurations, including cross-dock operations, allowing the space to be adapted for occupiers with more specialised distribution requirements.
“Upper Silesia remains one of the most mature and active industrial property markets in Poland. Tenants are becoming increasingly selective in their choice of locations, paying attention not only to the availability of space but also to the ability to adapt it to specific business operations,” said Tomasz Sikora, Leasing Director at Panattoni. “The full letting of the first phase of Panattoni Park Będzin demonstrates that developments combining a good location, flexibility and high technical standards accurately meet the market’s needs.”
Będzin forms part of the wider Upper Silesian industrial region and provides access to the area’s major road network as well as its established workforce. These characteristics have supported the region’s position as one of Poland’s principal warehouse, manufacturing and distribution markets. Panattoni intends to obtain BREEAM Excellent certification for the development, although the certification remains a project target rather than a rating already awarded.
The latest transaction also underlines the continuing role of e-commerce companies in Poland’s warehouse market. According to figures cited by Panattoni from ECDB’s eCommerce in Europe 2026 report, online sales in Poland are forecast to increase by an average of 9% annually between 2025 and 2029, compared with 7.7% for Europe. These figures represent forecasts rather than recorded growth.
With the first 27,600 sqm now fully committed and a major occupier preparing to start operations before the end of the year, Panattoni is moving ahead with the next stage of a project that is ultimately expected to approach 89,000 sqm of industrial and logistics space.
