Karatas leases 3,500 sqm at BEOS’ Rheindocks development in Düsseldorf

BEOS has secured the first occupier for the Rheindocks section of its Werft68 commercial development in Düsseldorf-Holthausen, with Karatas Backwaren committing to approximately 3,500 sqm of industrial and office accommodation.

The bakery company has signed a ten-year lease covering two units in Block A. The premises are scheduled to be handed over in mid-September 2026, with Karatas planning to begin operations at the site during the first quarter of 2027.

The agreement represents the first letting within Rheindocks and follows earlier leasing activity at Loftworks, another component of the wider Werft68 development. The transaction extends occupier activity at the site into the light-industrial segment and brings a production-related business to the project.

Rheindocks is being developed along Reisholzer Werftstraße as a combination of industrial halls and accompanying office accommodation. The buildings have been designed to accommodate companies of different sizes, with industrial units available from approximately 1,200 sqm and office components starting at around 270 sqm.

The project’s energy specification includes more than 3,000 photovoltaic modules, heat-pump systems and charging facilities for electric vehicles. BEOS is also targeting DGNB Gold certification for the development.

Karatas will use its new premises as part of the company’s longer-term expansion. The location in Düsseldorf-Holthausen provides access to the city’s road network and the wider Rhine-Ruhr economic region, making the area suitable for businesses combining production, storage and distribution activities.

The letting was supported by Düsseldorf’s economic development agency. BEOS said discussions are continuing with prospective occupiers for the remaining space at Rheindocks, although no additional transactions have yet been announced.

Werft68 is being developed as a broader commercial quarter rather than a conventional standalone logistics scheme. Its combination of refurbished and newly created business space is intended to accommodate a range of commercial, industrial and production activities.

The Karatas agreement provides the first occupier commitment to the project’s Rheindocks component and secures 3,500 sqm for a ten-year period ahead of the tenant becoming operational in early 2027.
