SwitchUp has signed a lease for 5,500 sqm of office space at the Upper One development on Jana Pawła II Avenue in Warsaw, expanding its presence in the Polish capital less than a year after announcing its entry into the market. The agreement with developer STRABAG Real Estate covers four floors, from levels 16 to 19, with the new location scheduled to open in summer 2027.
Savills represented SwitchUp in the transaction, while Cushman & Wakefield acted as the exclusive leasing agent for Upper One. Once the new premises become operational, SwitchUp expects to occupy approximately 9,100 sqm across three Warsaw locations, more than doubling its existing contracted footprint in the city.
The Upper One premises will provide offices across four complete floors, with tenants able to occupy an entire floor, half a floor or smaller individual units. SwitchUp will arrange and equip the offices according to occupier requirements, allowing companies to move into completed premises without undertaking their own initial fit-out.
The operator plans to offer agreements lasting two, three or four years, shorter than the conventional long-term leases commonly associated with larger office occupiers. Its operating model combines dedicated office accommodation with management services, including maintenance, cleaning and day-to-day workplace administration. Part of the Upper One space will also be allocated to more flexible working arrangements, with further details expected before the end of 2026.
SwitchUp announced its entry into Poland in January 2026 and signed its first Warsaw lease in June, securing two floors at AFI Office House within the Towarowa 22 development. Its second location is at The FORM office building. Upper One will become its third and largest Warsaw premises when it opens in 2027.
The company has also indicated plans to secure at least another 3,500 sqm in Warsaw during 2028, although no additional location has been announced. Internationally, SwitchUp reports managing more than 350,000 sqm of office accommodation.
The Upper One agreement adds to the activity of flexible and managed-office operators in Warsaw, where some occupiers are seeking furnished premises and shorter contractual commitments rather than taking responsibility for fitting out and managing traditional leased offices.
