Bank Pekao Finances Final Warehouse Phase at Panattoni Park Warsaw South IV

20 October 2026

Panattoni has secured €13 million in financing from Bank Pekao for the final phase of Panattoni Park Warsaw South IV, a warehouse development in Nadarzyn, south of Warsaw. The financed building was completed during the second quarter of 2026 and is fully occupied by three companies operating in the e-commerce and retail sectors.

The latest building provides approximately 26,700 sqm of warehouse accommodation. Its completion brings the wider development to more than 85,000 sqm across three buildings, providing space for storage, distribution and related logistics operations serving Warsaw and other parts of Poland.

The financing concerns a completed property with tenants already in place, reducing the immediate leasing uncertainty associated with speculative warehouse development. However, Panattoni has not disclosed whether the loan refinances earlier construction expenditure or forms part of a broader financing arrangement.

Panattoni Park Warsaw South IV is located in Nadarzyn, approximately 20 km from central Warsaw. The development has access to the S8 expressway through the Paszków junction, connecting the area with Warsaw and other regional transport routes. Warsaw Chopin Airport is approximately 18 km from the property.

The location serves companies requiring warehouse accommodation within reach of the capital’s consumer market. Access to major roads is particularly relevant for retailers and e-commerce operators managing deliveries between distribution facilities, stores and customers.

According to Panattoni, the final building is leased to three occupiers, although their identities and individual leasing commitments have not been disclosed. The developer has also not provided details of the lease durations or rental levels.

The property is scheduled to undergo assessment for BREEAM Excellent certification. The announcement does not confirm that certification has already been awarded.

The €13 million loan provides another example of bank financing for industrial property in Poland, although the financial terms have not been made public. Neither the interest rate nor the repayment period has been disclosed, and the total development cost remains unspecified.

For Bank Pekao, the transaction adds to its lending exposure to commercial property, while Panattoni has obtained financing associated with the final stage of the Nadarzyn development. The completed building’s full occupancy provides an established tenant base, although the announcement does not include sufficient financial information to assess the property’s investment return.

The transaction also illustrates the continued development of warehouse facilities around Warsaw, where access to transport infrastructure and proximity to consumers remain important considerations for logistics occupiers. With construction completed and the final building leased, Panattoni Park Warsaw South IV has reached its planned development scale of more than 85,000 sqm.
