HelloParks expands Fót and Páty logistics parks after leasing tops 100,000 sqm

HelloParks has secured more than 100,000 sqm of new industrial and logistics leases in Hungary during 2026 and renewed agreements covering another 30,000 sqm. The Futureal Group developer is now expanding its portfolio with two additional buildings under construction at its parks in Fót and Páty.

The company’s leasing volume stood at almost 60,000 sqm at the end of the first half before further transactions completed during the summer lifted the total above 100,000 sqm. HelloParks says ongoing negotiations could increase its occupied portfolio to around 500,000 sqm by the end of 2026, although this figure remains dependent on deals that have not yet been concluded.

The expansion is taking place against a more competitive backdrop for Hungary’s warehouse sector. Market figures cited by the developer from Cushman & Wakefield put the country’s modern industrial and logistics stock at more than 6.5 million sqm, with vacancy at 13.2%. Close to 500,000 sqm of additional space is under construction, of which approximately 54% has already been committed to occupiers.

Despite greater availability across the market, HelloParks reports full occupancy across its four completed buildings at Fót, which together provide around 164,000 sqm. The developer has consequently started speculative construction of FT7. At Páty, the entire PT5 building of more than 42,000 sqm has been leased to one occupier, while construction of the next facility, PT6, is already underway.

The higher level of competing supply is changing the criteria companies use when selecting logistics properties. Beyond location and available floor area, occupiers are increasingly considering energy consumption, operating expenses, technical flexibility and how quickly facilities can accommodate changing business requirements. This is increasing competitive pressure on older warehouse properties that may require investment to reach the efficiency standards offered by newer developments.

HelloParks is seeking to differentiate its portfolio through both building specifications and management after completion. Facilities are planned around occupier requirements, while the company’s own property and facility management teams provide maintenance and operational support. The strategy is intended to give tenants greater predictability over building performance and operating expenditure.

Construction of FT7 and PT6 therefore comes at a different stage of Hungary’s logistics cycle from the supply-constrained conditions seen earlier in the decade. With national vacancy above 13% and almost 500,000 sqm of additional space being developed, continued leasing performance will increasingly depend on the competitiveness of individual properties. HelloParks’ occupancy levels at Fót and Páty suggest demand remains available for newer facilities even as tenants gain considerably more choice across the wider market.
