FETTERS management has secured a building permit for Rezidence Hausmannova, a residential development in Prague 12-Modřany that will deliver 101 apartments and one commercial unit. Sales and construction are scheduled to begin in early October 2026, with completion targeted for the fourth quarter of 2028.
The scheme is being developed in partnership with Slovak investment company Sandberg Capital and represents its first real-estate investment in Prague. Sandberg has been investing in residential projects since 2025 and, according to the project partners, is now involved in developments with a combined gross development value exceeding €90m.
Rezidence Hausmannova will comprise two connected sections with separate entrances and two shared underground levels. Apartments will range from studios to four-room layouts and measure between 25 sqm and 113 sqm. Each unit will have storage space, while most apartments will also include a balcony, loggia, terrace or private garden.
The development will provide 93 underground parking spaces, including 53 conventional spaces and 40 places within an automated parking system, together with 106 storage units. The current architectural design has been prepared by Atelier Smitka, with the building configured to respond to the site’s sloping terrain and surrounding development.
FETTERS is targeting the PENB A energy-performance category for the project. Planned technical features include heat-recovery ventilation, underfloor heating and external blinds, with the specification intended to reduce energy consumption and operating costs for future residents.
The project expands FETTERS’ development activity in Modřany, where the company is already implementing the Viladomy Voborského residential scheme and preparing the Galerie Modřany mixed-use development. Rezidence Hausmannova will be located within an established residential area with schools, services, green spaces and public transport connections, while the wider district is expected to benefit longer term from Prague’s planned Metro D expansion.
With the building permit secured, the project is now moving towards construction and will add another 101 homes to Prague’s residential pipeline. The development is also notable for Sandberg Capital’s entry into the Prague property market and further strengthens FETTERS’ concentration of residential and mixed-use investment in Prague 12.
