ILS, the logistics company belonging to the Inter Cars Group, has agreed to lease more than 165,000 sqm at Panattoni Park Katowice Airport in Upper Silesia, creating a large distribution facility designed around the automotive group’s expanding European logistics operations. Panattoni describes the agreement as one of the largest industrial leasing transactions completed in the Silesian market.
The new facility will comprise approximately 158,000 sqm of warehouse space together with around 7,000 sqm of offices and employee facilities. The property will be developed specifically for ILS and adapted to the company’s storage, distribution and automation requirements. Handover is scheduled for the fourth quarter of 2028.
ILS will use the site to support logistics operations for Inter Cars, whose product range includes automotive spare parts, tyres, lubricants and other vehicle-related products. The new centre is intended to increase the group’s distribution capacity while allowing a significant proportion of warehouse processes to be automated. Inter Cars has already been investing extensively in logistics automation at other facilities, including its established distribution centre in Zakroczym.
The internal infrastructure will include reinforced-concrete mezzanines covering almost 23,000 sqm at a height of approximately 5.5 metres. The building will also be prepared for a separate four-level storage system to be installed by ILS, with each level exceeding 36,000 sqm. This configuration is intended to substantially increase storage capacity within the building while supporting automated handling of the group’s extensive automotive product range.
Energy infrastructure will form another significant part of the project. The building is planned with heat-pump heating, approximately 2.5 MWp of rooftop photovoltaic capacity and a battery system capable of storing 4 MWh of electricity. Four generators, each rated at 1,100 kVA, are also planned to provide additional power security. The property is expected to target BREEAM Excellent certification.
Panattoni Park Katowice Airport is being developed around 3 km from Katowice International Airport in Pyrzowice, close to the A1 motorway and S1 expressway. Panattoni currently markets the scheme as a large-scale logistics development with more than 226,000 sqm across two principal buildings, while other current company materials refer to an overall target of around 240,000 sqm. The location provides access to Upper Silesia’s industrial base as well as road connections towards other Polish regions and neighbouring Central European markets.
The ILS agreement considerably increases the committed scale of the development. Earlier in 2026, Panattoni announced FIEGE as the park’s first tenant, taking more than 42,000 sqm. Together with the new ILS facility, the project demonstrates continuing demand in Upper Silesia for large buildings designed around individual occupiers rather than conventional standard warehouse requirements.
The transaction also highlights the increasing importance of automation and energy infrastructure in major logistics developments. For ILS, the Katowice Airport facility represents another stage in the expansion of a European distribution network that already includes substantial investments in automated logistics infrastructure in Poland and Romania. For the Upper Silesian market, a single commitment exceeding 165,000 sqm reinforces the region’s role as one of Poland’s principal locations for large-scale distribution and industrial operations.
