Yareal extends SOHO regeneration into Warsaw’s surrounding street network

Yareal Polska has started upgrading Żupnicza Street in Warsaw’s Kamionek neighbourhood as part of a wider programme of public infrastructure improvements surrounding its SOHO by Yareal development. The works are being financed by the developer and follow improvements already under way on nearby Bliska Street.

The current phase covers Żupnicza Street between Bliska and Chodakowska Streets. It includes sections of new road surface, reconstructed pavements and one-way cycle lanes on both sides. Pedestrian infrastructure will also be expanded, including a missing section of pavement, additional crossings and a raised crossing designed to reduce vehicle speeds.

Żupnicza forms part of a wider approximately one-kilometre route being modernised around SOHO under an agreement between Yareal and Warsaw’s Municipal Roads Authority. The programme covers sections of Bliska, Żupnicza and Chodakowska Streets between the area around Warszawa Wschodnia railway station and Mińska Street.

Further work will include a roundabout at the intersection of Chodakowska and Mińska Streets, new and upgraded pavements, cycle infrastructure, bus bays, pedestrian crossings and additional lighting. Underground electricity infrastructure serving street lighting will also be replaced along parts of the route and its continuation through Stanisławowska and Dwernickiego Streets.

Landscaping represents another significant part of the investment. Dozens of trees are planned alongside approximately 10,000 shrubs, grasses and perennial plants and more than 6,000 sqm of lawns. The new planting will extend the landscaping already delivered within SOHO, where Yareal has created a publicly accessible linear park extending for around 300 metres.

The infrastructure programme accompanies the redevelopment of more than five hectares of former industrial property in Kamionek. Yareal has completed the residential portion of SOHO, delivering almost 900 apartments across 10 buildings alongside commercial and recreational uses. The development has been designed with pedestrian movement through the site taking priority over internal vehicle traffic.

Attention has now shifted to SOHO HUB, the final stage of the development. Scheduled for completion in 2028, the project is expected to provide approximately 10,000 sqm of office, retail and service space. It includes new commercial buildings at 39 and 39A Mińska Street and the restoration of the listed B.55 building at 39B Mińska Street.

The latest works extend the redevelopment beyond the boundaries of the former industrial site into the surrounding public realm. With the residential phases completed and the commercial component progressing, improvements to streets, pedestrian connections and cycling infrastructure are intended to integrate SOHO more closely with the wider Kamionek neighbourhood.
