Deloitte Romania and WPP sign multi-year lease extension in The Mark office building

CPI Romania has signed a lease extension for over 12,000 sqm with Deloitte Romania and WPP, two of the main tenants of The Mark office building in Bucharest, which currently has an occupation rate of 99.7%.

Deloitte Romania, one of the leading multidisciplinary professional services firms in the country, has signed a 7-year extension of the lease for the Bucharest office, located in The Mark – Tower, which has a total area of 7,570 sqm and is arranged on 7 floors.

“The five years spent by the Deloitte Romania team in The Mark have shown us that we made the right choice when we decided to move to this state-of-the-art, sustainable and energy-efficient, easily accessible building. WPP Group, a world leader in marketing and communication, has extended the lease for its Romanian office, located in The Mark – Podium, by 5 years.

HalfPrice opens store in Iulius Mall Suceava

The HalfPrice off-price retail chain will open its first location in the east of Romania in Iulius Mall Suceava. The store will span more than 2,000 sqm and is set to open in the first half of this year, upon completion of the expansion works for the mall owned by companies IULIUS and Atterbury Europe.

The Iulius Mall expansion will bring brands and entertainment concepts with unique presence in the region. The 60,000 sqm leasable area will also include drive-thru locations, a gym, useful services, coffee shops, and ice cream parlors. The project will also be completed by more than 1,000 new parking places (creating a total capacity upwards of 2,400 parking places), 25 double charging stations for electric vehicles and green spaces for relaxation and outdoor events.

Fuksas studio designs Hyatt Hotel in Nusco City

Nusco is set to open the first dual-branded Hyatt hotel in Bucharest within the Nusco City development. The project, which will include Hyatt Place and Hyatt House, spans more than 20,000 square meters and is expected to become a landmark in the northern part of the city. The architectural design has been commissioned to Fuksas Studio, an internationally recognized architectural firm.

The hotel will feature 250 underground parking spaces and over 14,000 square meters of above-ground space. It will include 170 rooms and suites under the Hyatt Place brand and 100 extended-stay rooms as part of Hyatt House. The development will also offer 1,000 square meters of space for conferences and business meetings, a dedicated spa and fitness area, an international signature restaurant named “Zoom,” a lounge bar, and a commercial zone.

According to Michele Nusco, CEO of Nusco, the progress of Nusco City has exceeded initial expectations. He noted that collaborations with major global brands reinforce the project’s significance in urban regeneration and that efforts are underway to secure operators for educational and medical facilities within the complex.
The Hyatt hotel will occupy over 4,000 square meters within Nusco City, which spans a total of 23 hectares. Nusco plans to invest more than EUR 42 million in the hotel project as part of the broader development.

One United Properties to open the largest food hall in Eastern Europe in One Gallery

One United Properties and Tomcat Hospitality, a company with experience in the HoReCa field in Romania, will inaugurate the largest food hall in Eastern Europe, Marketta Food Hall, within One Gallery. The inauguration is estimated to take place in the third quarter of this year.

The developer One United Properties is currently carrying out restoration works for the former Ford Hall in Bucharest, a historic building that will be modernized and brought back into the public circuit as a sustainable mixed-use space, called One Gallery.

With an area of 6,000 sqm of indoor and outdoor spaces, Marketta Food Hall will include restaurants, terraces with over 2,000 seats, co-working spaces, a speakeasy-type members bar, 500 parking spaces and much more.

“Through Marketta Food Hall, we expect to redefine the dining experience of Romanians, but also the standards of urban consumption, being adapted to a wide range of moments, from breakfast, business meetings, after-work drinks or dinner with the family, in a very special environment,” said Cătălin Gheorghe, CEO and founder of Tomcat Hospitality.

After the restoration, the gallery will include, in addition to the unique food hall concept proposed by Tomcat Hospitality, certified office spaces, a museum area, as well as a multifunctional hall for theater performances, cultural events, concerts, conferences. The gross development value for One Gallery is currently estimated at EUR 100 million, the largest private investment in Romania in the restoration of a historical building.

SanoVita installed photovoltaic panels at its production units in Râmnicu Vâlcea

SanoVita, one of the main local producers of plant-based products, has implemented a project to supply electricity from renewable sources for its two production units in Râmnicu Vâlcea, which covers 88% of its annual energy consumption. Through this initiative, SanoVita aims to reduce its carbon footprint in the long term and improve its operational efficiency.

The project consisted of installing two photovoltaic panel systems, each with a power of 200 kW, following an investment of EUR 250,000.

Impact Developer reports doubling of net profit in 2024

Impact Developer & Contractor S.A. reports a net profit of RON 84.8 million in 2024, double the previous year. And at the group level, the consolidated net profit doubled in 2024, to RON 59.2 million, and the turnover increased by 80% compared to 2023, to RON 308.2 million.

Housing sales increased by 108% compared to 2023, to 328 units traded, to which is added a commercial space. Together with the parking spaces, gardens and associated garages, they generated revenues of RON 219.4 million in 2024. A significant impact on these results was the start of the procedure for signing the sale-purchase contracts and delivering the apartments in the new development phase of the Greenfield Băneasa neighborhood.

“In our 34 years of experience on the Romanian residential market, we have learned that adaptation is the key to navigating difficult times and progressing. This concept also helped us in 2024, a year with many challenges, marked by unpredictability. We adapted our strategies and streamlined our operations and expenses, and this led to positive results: doubling net profit and an 80% increase in turnover. Furniture retailer Mömax opens store in Vitantis Shopping Center

Mömax, a furniture retailer that is part of the Austrian XXXLutz chain, will open a store of about 5,000 sqm within the Vitantis Shopping Center, a shopping center owned by entrepreneur Omer Susli, who plans to expand it by another 10,000 sqm.

“The Mömax store will open in a maximum of four months. This is their first store in Bucharest and so they want to open the store as quickly as possible,” said Omer Susli.

Among the largest tenants in the shopping center are La Cocoş (14,000 sqm), Brico Dépôt (10,000 sqm), plus other retailer such as Sinsay, Pepso, Diego, Sportisimo, etc.

Omer Susli acquired the Vitantis Shopping Center shopping complex in Bucharest from the investment fund Revetas Capital Advisors.

Liebherr will relocate part of production to Bulgaria

Liebherr-Mischtechnik GmbH, the concrete technology division of German-Swiss equipment manufacturer Liebherr, plans to relocate its concrete mixers and mixing plants operations from Germany to its Bulgarian facility in the Trakia Economic Zone near Plovdiv.

The transfer will include parts of production, development and administrative activities, creating 250 new jobs at the Liebherr Concrete Technology Marica plant. The move, which will take place in stages, is set to be completed by 2028.

Liebherr will also expand production capacity and office space. The group opened its Bulgarian concrete mixers plant in 2022.
In 2000, Liebherr launched its first facility in Bulgaria, Liebherr-Hausgeraete Marica, which manufactures refrigerators and freezers. Its second plant, Liebherr-Transportation Systems Marica, makes air conditioning systems for railway transport.
