Popeyes expands Wrocław presence with 179 sqm CH Korona opening

Popeyes has opened a 179 sqm restaurant at CH Korona in Wrocław, continuing the international fast-food operator’s expansion in Poland and adding another food and beverage tenant to the established shopping centre. The restaurant occupies space within the centre’s dining area, next to Charlie Food & Friends. Its arrival follows several other changes to the food offer at CH Korona, including the recent addition of Asia Mama and Sevi Kebab.

Popeyes joins a group of restaurant operators already present at the property, including McDonald’s, KFC, Pasibus and Pizza Hut. The growing range of dining options illustrates how food and beverage uses are taking a more prominent role within the tenant strategies of established shopping centres.

For mature retail properties, restaurants can provide an additional reason to visit beyond conventional shopping and can complement entertainment, fitness and service operators. This has become increasingly relevant as shopping-centre owners adjust existing space to changing consumer behaviour rather than relying primarily on additional retail development.

CH Korona has operated in the north-eastern part of Wrocław for more than two decades. The centre combines conventional retail with restaurants, services, fitness and entertainment. Its larger occupiers include Auchan, Decathlon, Cinema City and Zdrofit.

The arrival of Popeyes also reflects the restaurant chain’s continuing development in Poland. The US brand entered the Polish market in 2023 and has subsequently expanded through shopping centres and other high-footfall locations in major cities.

Poland has attracted growing competition among international restaurant operators, with established retail destinations providing access to existing customer flows and complementary leisure activities. For shopping-centre owners, these operators can also help diversify properties whose traditional retail categories face increasing competition from online sales.

Food and beverage space generally represents a relatively small proportion of overall shopping-centre area, but its role within the customer offer has expanded. Restaurants, cinemas, fitness clubs and services can increase the number of reasons consumers have to visit physical retail destinations and potentially extend the amount of time spent at a property.

The 179 sqm Popeyes opening is therefore a modest transaction by area but forms part of a broader repositioning of CH Korona’s restaurant offer. It also demonstrates continued occupier interest in established Wrocław retail locations as landlords increasingly use tenant changes to refresh mature shopping centres rather than relying on large-scale physical expansion.
