Hillwood sells four Polish logistics assets for €150m

Hillwood Polska has completed the sale of four logistics properties in Poland for €150m, transferring almost 200,000 sqm of warehouse and office accommodation to a US real estate investment company. The identity of the buyer has not been disclosed.

The transaction includes Hillwood Łódź Górna, Hillwood Wrocław City I, Hillwood Wrocław City II and Hillwood Bieruń. Together, the properties give the new owner exposure to three major Polish industrial and distribution markets: Central Poland, Wrocław and Upper Silesia.

The portfolio brings together properties developed through different parts of Hillwood’s investment strategy. It includes recently completed logistics space and facilities developed for specific occupiers as well as established properties purchased by Hillwood through previous investment transactions.

The buyer is described as a US property investment company targeting commercial real estate supported by long-term leases. Neither the individual values of the four properties nor further financial details of the transaction have been announced.

For Hillwood, the disposal forms part of a strategy of releasing capital from established properties and directing it towards further development and acquisitions. The company continues to expand in Poland through a combination of new construction and the purchase of existing logistics assets.

The Bieruń property illustrates this approach. Hillwood acquired the Bieruń and Tychy industrial parks from Deka Immobilien in November 2025 for approximately €100m. Together, the two properties provided more than 153,000 sqm, with the Bieruń asset accounting for around 56,000 sqm of fully occupied industrial space.

Hubert Michalak, President of Hillwood Polska, said the transaction demonstrates continued international demand for Polish logistics properties and provides the company with additional capital for its next phase of investment. Hillwood intends to continue combining development activity with selected acquisitions as it expands its presence in the Polish market.

Clifford Chance provided legal advice to Hillwood on the portfolio disposal, while CBRE acted as transaction adviser. The €150m transaction represents another sizeable cross-border investment in Poland’s logistics sector, with international capital acquiring assets across several of the country’s established distribution regions.
