Focus Estate adds family entertainment concept to Ferio Legnica

Focus Estate Fund has agreed a new lease with Fun Park at Ferio Legnica, adding approximately 880 sqm of entertainment space to the shopping centre as part of the investor’s continuing repositioning of the property. The venue is expected to open by the end of 2026.

The new operator will introduce a mixture of leisure and educational activities aimed at children, teenagers and families. Plans include a children’s play area, interactive gaming and challenge spaces, arcade attractions and areas for workshops covering activities such as robotics, LEGO building and cooking. The venue will also accommodate birthday parties and school groups.

Focus Estate acquired Ferio Legnica in early 2023 and has since concentrated on leasing, marketing and adjustments to the tenant mix. According to the fund, combined turnover generated by tenants had increased by 41% by the end of 2025 compared with the time of acquisition. Focus Estate contrasts this with a 5% regional market benchmark over the same period.

“By the end of 2025, tenants’ turnover had grown by 41%, compared with a 5% regional market benchmark over the same period,” said Maxim Shkolnick, General Partner at Focus Estate Fund. He said the new entertainment venue represents another stage in the fund’s strategy of improving the performance of the property through active management.

The Fun Park lease also increases the proportion of Ferio Legnica devoted to activities beyond conventional shopping. Entertainment, food, services and other experience-based uses have become increasingly important for established retail properties seeking to generate repeat visits and diversify the reasons customers come to a centre.

Fun Park founder Grzegorz Bielewicz said the concept is intended to serve several age groups rather than operate solely as a children’s play centre. Physical activities will be combined with interactive games and educational elements, allowing the space to serve both shorter family visits and organised events.

White Star Real Estate is responsible for leasing at Ferio Legnica and is working on further development of the property’s tenant mix. The exact opening date for Fun Park has not yet been announced, with the operator currently targeting the end of 2026.
