BIG Poland is advancing its expansion in Poland’s regional retail market with an approximately 18,000 sqm shopping park in Bolesławiec, where all available space has been committed ahead of the scheduled opening in the fourth quarter of 2026.
The development is being carried out together with Trei Real Estate Poland at a site alongside the DK94 national road in south-western Poland. Its retail offer is intended to serve both the city and surrounding communities, combining grocery, home improvement, fashion, electronics, beauty, pet supplies and other everyday retail categories.
Fourteen retailers have signed for space in the scheme. The line-up includes Biedronka, Leroy Merlin, HalfPrice, dm, Rossmann, Media Expert, RTV EURO AGD, Ochnik, Maxi Zoo, Pepco, Martes, MR.DIY, Villaro and Haul Moda. Reaching full occupancy before completion reduces leasing risk as the project approaches its operational phase.
Construction is now sufficiently advanced for units to be progressively transferred to retailers for fit-out. SPS Budownictwo is the general contractor and is also completing selected stores, including the space for Biedronka and Leroy Merlin, while work on external areas and landscaping continues.
Access to the property will be supported by new road infrastructure. A roundabout is being constructed on DK94 next to the development, providing a direct connection to the retail park and forming part of broader improvements to roads in this part of Bolesławiec.
According to BIG Poland CEO Eran Levy, the company is concentrating on regional locations where the size of the customer catchment, transport connections and retailer interest can support long-term performance. The early commitment of all 14 tenants indicates strong retailer demand for the Bolesławiec location ahead of opening.
Bolesławiec is one of several projects currently extending BIG Poland’s presence beyond the country’s largest metropolitan markets. The company is also developing retail parks in Piła, Olkusz and Konstantynów Łódzki as it continues to grow through a combination of development and acquisitions.
