Skanska invests CZK 2.2 billion in fourth phase of Prague residential development

2 November 2026

Skanska has announced an investment of CZK 2.2 billion (approximately SEK 1 billion) in the fourth phase of its Emil Kolben District residential development in Prague. The latest stage will add 272 apartments and five non-residential units to the project, which is being developed across five phases.

The construction contract for the fourth phase is valued at CZK 1.3 billion (approximately SEK 590 million) and will be recorded in Skanska’s European order bookings for the fourth quarter of 2026. Construction is scheduled to begin in November 2026, with completion expected in spring 2029.

The new phase will consist of low-energy residential buildings designed to reflect the industrial history of the site, which takes its name from Czech industrialist Emil Kolben. The development will also introduce additional public spaces and landscaped areas intended for residents and the surrounding neighbourhood.

According to Skanska, more than 30% of the apartments in the fourth phase have already been pre-sold ahead of construction. This represents reservations or sales agreements for more than 80 homes, indicating initial buyer demand for the latest stage of the development.

Energy efficiency is a central element of the building design, with the developer planning to incorporate certified construction materials, water-saving measures and technologies intended to reduce energy consumption. Skanska states that the buildings have been designed to meet the requirements of BREEAM Very Good certification, although final certification has not been confirmed.

The development also includes public spaces planned in cooperation with representatives of the local district and a landscape architect. These areas will provide recreational facilities, landscaping and features intended to support biodiversity within the residential neighbourhood.

The project’s location and access to public transport are intended to reduce reliance on private vehicles, while the integration of residential and non-residential premises will contribute to the development of a mixed-use urban environment.

Once all five phases are completed, Emil Kolben District is expected to comprise 1,069 residential units across approximately 51,000 square metres. The project forms part of the continued redevelopment of former industrial areas in Prague into residential neighbourhoods.

The latest investment adds to Skanska’s residential construction pipeline in the Czech capital, where the conversion of former industrial sites remains an important source of land for new housing development. The fourth phase is scheduled to be delivered in spring 2029, subject to construction progress and market conditions.
