Union Investment enters Irish retail market with Dublin retail park acquisition

2 November 2026

Union Investment has entered the Irish retail property market with the acquisition of Gulliver’s Retail Park in North Dublin. The Hamburg-based investment manager has purchased the property from Ambercrest Limited Partnership for an undisclosed amount and will hold the asset through an open-ended special real estate fund.

The retail park, constructed in 2006 and subsequently expanded, provides approximately 157,000 sq ft (14,586 sqm) of leasable space. The property is fully occupied, with a tenant mix covering grocery retail, household goods, furniture, restaurants and other consumer services.

Lidl is one of the principal tenants, occupying approximately 20,000 sq ft (1,858 sqm). The supermarket operator and The Range, which specialises in household, garden and leisure products, have both entered into new long-term lease agreements. Other occupiers include Eurospar, EZ Living Interiors, McDonald’s, Costa Coffee and Jysk.

The property is located near Dublin’s M50 motorway, within an established commercial area that includes IKEA, Decathlon and a Tesco distribution centre. According to Union Investment, the retail park serves a catchment population exceeding 400,000 residents.

The surrounding area is also expected to benefit from the proposed MetroLink transport project, which includes a planned station near the retail park. The development could improve public transport access to the location, although the timing and impact of the infrastructure investment remain dependent on the project’s delivery.

The acquisition comes amid limited availability of established retail park properties in Dublin. Restrictions on new development and demand for retail space in accessible suburban locations have contributed to investor interest in existing assets with established tenants and long-term rental agreements.

For commercial property investors, the transaction reflects continued interest in retail parks combining grocery operators with household goods retailers and food service tenants. Such properties offer diversified rental income, although future performance remains dependent on tenant trading conditions, lease structures, operating costs and the wider Irish consumer market.

Union Investment has been active in Dublin since 2015, with investments spanning office, hotel and residential properties. The acquisition of Gulliver’s Retail Park introduces retail to its Irish portfolio, which now comprises 11 properties across the four sectors.

The transaction also extends Union Investment’s European retail park holdings into Ireland, adding a fully leased asset in the Dublin metropolitan area. The company has not disclosed the purchase price, rental income, yield or valuation assumptions associated with the acquisition.
