CTP has begun developing a large industrial and distribution complex in Borča, approximately 10 kilometres from central Belgrade, with plans to deliver up to 222,700 sqm of commercial accommodation across a 40-hectare site. The development, named CTPark Belgrade Borča, is expected to comprise 15 buildings and is described by the company as the largest industrial and logistics park planned in Serbia. Construction has commenced following the signing of an agreement with the project’s first occupier.
MD International (MDI), part of Hungary’s Waberer’s Group, has committed to approximately 10,000 sqm within the development. The logistics company expects to begin operating from the new premises during the first quarter of 2027, providing warehousing, distribution and outsourced logistics services. Its agreement includes the possibility of increasing the occupied area to 20,000 sqm, although no timetable has been announced for a potential expansion. The initial commitment accounts for approximately 4.5% of the park’s proposed total accommodation.
The complex is being designed to serve businesses requiring different types and sizes of industrial premises. Smaller units will be available for companies with limited storage or operational requirements, while larger buildings will accommodate established manufacturers and distribution operators. Individual spaces are expected to range from approximately 500 sqm to more than 50,000 sqm. CTP also plans to introduce flexible building arrangements already used within its wider European portfolio, allowing occupiers to adjust their accommodation as their businesses develop.
The location near Belgrade is intended to provide access to the capital’s workforce and consumer market while supporting distribution activities across Serbia. For MDI, the new premises will establish an additional operational base within the country’s logistics network. Waberer’s Group expects the facility to support its existing activities and provide capacity for further development of its contract logistics business. However, details concerning employment numbers, construction expenditure and the financial terms of the lease have not been released.
The project will add to CTP’s existing Serbian portfolio, which includes industrial properties at Belgrade City, Belgrade West and Novi Sad. Its scale indicates a substantial planned increase in the supply of modern industrial accommodation around the capital, although the eventual contribution to the market will depend on construction phases and future tenant commitments. CTP has not announced a completion date for the entire development or disclosed the total investment required.
