European logistics property owner Logicor has signed agreements with an international e-commerce company for more than 88,000 sqm of warehouse accommodation across two industrial parks in Central Poland. Announced on 13 October 2026, the transaction includes 68,000 sqm at Logicor Stryków and 20,000 sqm at Logicor Łódź I. The identity of the occupier has not been disclosed, although the scale of the agreement represents a substantial commitment to the region’s distribution infrastructure.
The larger portion of the transaction concerns Logicor Stryków, situated near the intersection of the A1 and A2 motorways. The location provides connections to Poland’s principal transport corridors, allowing goods to move between major population centres and international markets. Stryków has become an established destination for logistics operations requiring extensive warehouse capacity and efficient road access.
The remaining 20,000 sqm will be occupied at Logicor Łódź I, providing the retailer with additional accommodation within the Łódź metropolitan area. The property’s location offers access to the region’s workforce and distribution infrastructure, supporting the movement of goods to domestic customers. Operating from two separate facilities may provide the company with greater flexibility in managing inventory and deliveries, although Logicor has not disclosed how the tenant intends to divide its activities between the properties.
Anna Mazepa, Senior Director and Head of Asset Management at Logicor, said international online retailers continue investing in modern distribution facilities as their logistics requirements develop. She identified the locations of the two properties, their transport accessibility and technical standards as factors supporting the agreement. Logicor expects the facilities to contribute to the occupier’s operations in Poland and across Europe.
The transaction comes amid continued activity in Poland’s industrial property sector. According to AXI IMMO, the Łódź region recorded approximately 572,000 sqm of warehouse leasing during the first half of 2026, making it the country’s third-largest market by transaction volume, behind Upper Silesia and Lower Silesia. Together with Mazovia and Greater Poland, these five regions accounted for more than 81% of national warehouse leasing activity during the period.
For Logicor, the agreements secure a substantial leasing commitment across two established industrial properties and reinforce the importance of Central Poland within its portfolio. For the undisclosed occupier, the transaction provides significant warehouse capacity in locations connected to Poland’s main transport network. The leases were announced in October and therefore represent fourth-quarter activity rather than part of the market’s third-quarter leasing figures.
