Penta brings 285 apartments to market at Bratislava’s Medze project

Penta Real Estate has started apartment sales at the first stage of Medze, moving the large residential development between Bratislava’s Karlova Ves and Dúbravka districts closer to implementation.

The first phase is planned to provide 285 apartments across four residential buildings. Completion is currently scheduled for 2030, giving the project a relatively long period between its commercial launch and the expected delivery of the first homes.

Medze is located near M. Schneidera Trnavského Street, opposite the Rosnička swimming complex. The development occupies a sloping site between existing residential neighbourhoods and areas of greenery, with connections to public transport and established services in western Bratislava.

The apartments will range from smaller units to larger family homes, with balconies or private outdoor areas included in parts of the scheme. The buildings were designed by Slovak architectural studio PANTOGRAPH, which was selected following an architectural competition.

The first phase forms part of a considerably larger development planned for the site. Penta’s wider concept includes approximately 1,000 apartments alongside almost 200 additional accommodation units, with retail, a kindergarten and new public spaces also envisaged. Delivery will be divided into several stages.

The sales launch follows several years of planning and approval work. The project secured a final zoning decision earlier in 2026, allowing Penta to advance preparations. Apartment sales represent the latest commercial milestone, although construction commencement remains a separate step in the development timetable.

With the first homes not expected to be completed until 2030, Medze will contribute to Bratislava’s medium-term rather than immediate housing supply. The extended delivery period will also expose the project to changes in construction costs, mortgage conditions and residential pricing before buyers take possession.

For Bratislava’s residential market, the significance of Medze extends beyond the initial 285 apartments. If the subsequent stages proceed as planned, the development could add more than 1,000 homes to the western part of the city. Sales performance in the first phase and the timing of construction will therefore provide early indications of how quickly the wider project can move forward.
