Develia increases nine-month home sales by 8% as handovers jump 74%

Develia sold 2,706 residential units under developer and preliminary agreements during the first nine months of 2026, an increase of 8% from 2,500 units in the corresponding period last year. The result included 41 homes from joint-venture projects.

Sales accelerated during the third quarter, reaching 954 units compared with 801 a year earlier, representing growth of 19%. The strongest sales during the July-to-September period were recorded at Centralna Vita in Kraków, Bemowo Vita in Warsaw and Południe Vita in Gdańsk.

The number of completed homes handed over to buyers increased considerably faster than sales. Develia delivered 3,406 units between January and September, up 74% from 1,963 during the same period of 2025. None of the nine-month handovers came from joint-venture developments. Third-quarter handovers reached 834 units, compared with 770 a year earlier, an increase of 8%. The difference between the quarterly and nine-month growth rates reflects the concentration of completions and deliveries earlier in 2026.

At the end of September, Develia also had 96 reservation agreements. The developer expects a substantial proportion of these reservations to progress to developer agreements in subsequent periods. Develia CEO Andrzej Oślizło said demand had remained relatively high since June despite the summer period, while the expansion of the company’s available housing portfolio had supported sales growth. He identified Warsaw and the Tricity market as areas where the company sees particularly favourable development prospects.

Develia continues to target sales of between 3,600 and 3,800 homes for the full year. Having sold 2,706 units by the end of September, the company would need another 894 to 1,094 sales during the fourth quarter to reach that range.

The developer plans to introduce additional projects in several Polish cities during the final three months of the year. Achieving the lower end of its annual target would require fourth-quarter sales broadly in line with the 954 units recorded in Q3, while reaching 3,800 units would require a further acceleration.
