Ananda Group has moved into above-ground construction on the first building at its Biruinței 75 residential development in Popești-Leordeni, south of Bucharest, as work progresses on the developer’s first project designed to meet nearly zero-energy building requirements.
The latest construction milestone was reached at the end of September with the completion of the slab above the basement of Building 1. This allows structural work to continue on the upper levels. According to Ananda Group, construction remains on schedule, with the structure expected to reach the second floor by the end of 2026.
The first phase comprises 267 apartments across four buildings. Each will include a basement, ground floor, four standard residential levels and a recessed upper floor. Ananda General Construct is serving as general contractor. Foundation work has already been completed for the first two buildings, which will share an underground parking level and access infrastructure.
Work is now progressing on the basement slab of Building 2, with concrete works expected during October. Staffing on the site is also due to increase as construction moves further into the structural phase.
Energy performance forms a significant part of the development specification. Biruinței 75 is being designed to meet Romania’s nZEB requirements rather than being presented as an already certified completed building. According to the project’s design-stage energy assessment, calculated primary energy consumption is 93.1 kWh per sqm annually, below the stated 103.7 kWh per sqm threshold applicable to multifamily residential buildings in the relevant climate zone.
The same assessment calculates that renewable sources will account for approximately 41% of energy use. Planned building systems include rooftop photovoltaic panels, air-to-water heat pumps, condensing boilers, underfloor heating and triple-glazed windows. Sensor-controlled lighting is planned for common areas, while the development will also provide charging infrastructure for electric vehicles. Actual energy consumption will ultimately depend on building operation and residents’ behaviour.
Alongside the residential component, plans include landscaped areas, underground and surface parking and approximately 6,000 sqm of ground-floor commercial accommodation. Apartment specifications include fitted kitchen cabinetry, air conditioning and video-entry systems, while layouts range from studios to larger family units.
Biruinței 75 is located in Popești-Leordeni, within the expanding residential market immediately south of Bucharest. The development is positioned close to the Berceni metro station and other public transport connections serving southern Bucharest, giving residents access to the capital while remaining administratively within Popești-Leordeni.
The project adds to continuing residential development along Bucharest’s southern growth corridor, where access to the metro network has supported substantial housing construction. For Ananda Group, the current phase represents both an expansion of its residential pipeline and its first attempt to incorporate nZEB performance requirements across a complete development.
