Berlin’s ALEXA shopping centre has moved up the national rankings in the 2026 Shoppingcenter Performance Report, reaching third place among around 400 German shopping centres assessed through feedback from retail and service-sector occupiers. The Alexanderplatz property also retained the highest position among shopping centres in Berlin for the fifth time. Nationally, ALEXA has risen four places from seventh in the 2025 edition of the report.
The annual study is produced by Wiesbaden-based consultancy Ecostra and evaluates shopping centres from the perspective of their tenants rather than using measures such as asset value, footfall or building size. Retailers, restaurant operators and service companies provide assessments of the centres in which they operate, including their satisfaction with sales generated at individual locations.
The methodology makes the ranking particularly relevant to landlords and investors assessing the ability of established shopping centres to retain occupiers. Tenant assessments provide an indication of how individual locations are performing commercially from an occupier perspective, although the results should not be interpreted as a direct measure of investment returns or property values.
ALEXA is owned by Union Investment and managed by Sonae Sierra. The shopping and leisure complex has operated next to Alexanderplatz in Berlin-Mitte since September 2007 and provides more than 56,000 sqm of leasable space. The centre accommodates more than 170 shops and other businesses, including 20 restaurants and 16 units within the neighbouring S-Bahn arches.

The improvement from seventh to third nationally comes as established shopping centres across Germany compete for retailers against changing consumer behaviour, high-street locations and other retail formats. For owners and managers, maintaining strong occupier performance has become increasingly important as retailers concentrate their store networks on locations capable of supporting sustainable sales.
ALEXA’s latest position therefore provides an indication of retailer sentiment towards the centre rather than an overall ranking of German retail assets. Its continued first-place position in Berlin and improvement nationally nevertheless show that the Alexanderplatz property remains highly rated by the occupiers participating in Ecostra’s annual assessment.
