Škoda Group has moved a substantial part of its Plzeň logistics operations into a new 23,000 sqm facility developed by CTP, consolidating activities previously spread across several properties in the city. The new centre occupies two buildings at CTPark Plzeň Kasárny and will support the company’s production of trains, trams and trolleybuses, with around 120 existing employees working at the location.
The operation will handle approximately 80% of the material supplied for Škoda Group’s rail vehicle manufacturing in Plzeň. The facility has been designed to support the movement of as many as 11,200 separate material items each day, ranging from mechanical and electrical equipment to components weighing up to 4.5 tonnes.
Concentrating these activities at one location will allow Škoda Group to leave three warehouse properties it currently leases elsewhere in Plzeň. The company will also recover space within its existing industrial complex that has been used for logistics, allowing the area to be redirected towards manufacturing. Bringing the operations together should also reduce transfers between separate storage locations and simplify the movement of components to production.
The move forms part of Škoda Group’s wider investment in its Plzeň operations. As manufacturing capacity has expanded and production facilities have been modernised, the company has also needed additional logistics infrastructure capable of supporting the larger industrial operation. The property transaction therefore goes beyond the addition of warehouse capacity, allowing logistics functions to move away from parts of the existing manufacturing complex and creating additional room for production.
The development also represents another stage in the regeneration of the former Zátiší military barracks in western Plzeň. The site, originally developed during the 1930s, became underused following the end of its military function and remained largely neglected for many years. CTP is now transforming more than 50,000 sqm of the former barracks into a business and industrial district combining manufacturing, logistics, research and development, offices and other commercial activities.
The location provides access to Plzeň’s established manufacturing base while remaining close to the D5 motorway, the principal road corridor connecting Prague with western Czechia and Germany. This combination gives the site a role both in local industrial supply chains and in cross-border movements towards German and other European markets.
Companies already operating within CTPark Plzeň Kasárny represent sectors including pharmaceutical distribution, industrial electronics and lighting technologies. The addition of Škoda Group strengthens the manufacturing component of the occupier mix and connects the redevelopment more directly with one of Plzeň’s longest-established industries.
CTP is also incorporating environmental measures into the redevelopment, including rainwater management, new planting and green infrastructure. More than 200 mature trees are planned across the site, while the developer is targeting BREEAM Outstanding certification for the project.
For the Czech industrial property market, the development illustrates how older urban industrial and military sites can provide new capacity for manufacturers seeking modern logistics infrastructure close to existing factories. Such locations can be particularly valuable where companies want to expand operations without moving production away from established labour forces and supply networks.
In Škoda Group’s case, the new logistics centre allows the company to consolidate storage, free existing industrial space for manufacturing and support further production investment within Plzeň. At the same time, the transaction brings a major Czech industrial occupier into a brownfield site that had remained largely unused for decades.
