PHOENIX Pharma increases Fót logistics footprint to 11,200 sqm

PHOENIX Pharma has added 3,200 sqm to its distribution operation at East Gate Business Park in Fót, increasing its total warehouse footprint at the WING Industrial property to 11,200 sqm. The pharmaceutical wholesaler previously occupied around 8,000 sqm at the location and, following the expansion, its storage capacity has increased to approximately 17,000 pallet positions.

The operation requires more specialised warehouse conditions than conventional distribution activities. Pharmaceutical products require controlled storage environments together with systems capable of monitoring stock and recording movements throughout the distribution process. The additional space therefore increases both physical capacity and the scale at which PHOENIX Pharma can operate from the Fót location.

East Gate Business Park is situated north of Budapest, close to the M0, M2 and M3 motorway connections. Its position provides access to the capital as well as routes towards other parts of Hungary and international transport corridors.

PHOENIX Pharma’s expansion comes as Hungary’s industrial and logistics property market adjusts to higher levels of available space than during the exceptionally tight conditions recorded earlier in the decade. Greater choice for occupiers has increased competition between properties, particularly within the standard warehouse segment.

Against that background, buildings capable of supporting businesses with more complex technical and operational requirements can occupy a different position in the leasing market. Pharmaceutical distribution is one example, alongside food logistics, manufacturing and other activities requiring more specialised building infrastructure.

The ability to expand at an existing location can also be important for these occupiers. Moving a pharmaceutical distribution operation involves more than transferring stock between warehouses, making additional capacity within an established site potentially more practical than relocating the entire operation.

The transaction forms part of wider leasing activity across WING Industrial’s portfolio. The company recorded close to 70,000 sqm of industrial and logistics leasing during the first half of 2026, with new leases accounting for approximately 60% of that area.

The PHOENIX Pharma expansion demonstrates that occupier activity continues within the Budapest logistics market despite the increase in overall warehouse availability. Demand is becoming more differentiated, with location, technical specification and the ability to accommodate future expansion playing a greater role in tenant decisions.

Following completion of the additional space, PHOENIX Pharma’s Fót operation is 40% larger than previously, strengthening the company’s distribution capacity while retaining its existing position within one of the established industrial locations surrounding Budapest.
