Nearly 7,000 new homes were completed in the Bucharest–Ilfov region in the second quarter of this year, up 117% compared with the same period last year, according to data from Romania’s National Institute of Statistics (NIS).
This is therefore the highest volume of housing completions recorded in the second quarter in Bucharest–Ilfov over the past decade, and the second-highest number of completed homes in any quarter analysed. According to INS data compiled by SVN Romania, the only higher quarterly volume recorded in the past 10 years was in the final quarter of 2021.
At the same time, nearly 10,800 homes were completed in Bucharest–Ilfov in the first six months of this year, an increase of 53.6% compared with the same period last year. Nationally, housing completions rose by around 30% in the first half of the year. Excluding Bucharest–Ilfov, the strongest increases were recorded in the Western region (Arad, Caraș-Severin, Hunedoara and Timiș), at 85%, and in the Central region (Alba, Brașov, Covasna, Harghita, Mureș and Sibiu), at 45%.
At the beginning of this year, SVN Romania estimated that more than 20,500 new homes could be delivered in Bucharest and Ilfov in 2026, an increase of approximately 18.5% compared with last year’s result, when the second-lowest number of homes in the past six years was delivered in the Bucharest region.
“As we estimated, 2026 is bringing a much larger supply of newly completed homes compared with previous years. Against this backdrop, the less than 1.5% decline in residential sales recorded in Bucharest and the surrounding area in the first six months is an encouraging result. However, many projects will still need to adjust their business plans and sales strategies to cope with increased competition,” said Mircea Marin, Managing Partner, SVN Romania New Homes Division.
