BIG Poland Adds 13,500 sqm Retail Development in Konstantynów Łódzki

30 October 2026

BIG Poland has opened a retail park in Konstantynów Łódzki, near Łódź, adding approximately 13,500 sqm of commercial space to its Polish portfolio. The property, developed in cooperation with Acteeum Group, began operating on 29 October 2026 with all units leased. Following the opening, BIG Poland owns or operates 15 retail parks across the country, with a combined gross leasable area of approximately 285,000 sqm.

The development is located on Łódzka Street and extends an existing shopping area occupied by Kaufland and Bricomarché. Including these two stores, the wider retail complex now provides approximately 21,000 sqm of commercial space. The new buildings accommodate around 30 retailers and service providers, increasing the number of businesses operating at the location.

Fashion and footwear tenants include New Yorker, Sinsay and CCC, while Martes Sport occupies space in the sports retail segment. Jysk, MR DIY, Smyk and Maxi Zoo provide furniture, household products, children’s goods and pet supplies. The development also accommodates RTV Euro AGD and Media Expert, together with Rossmann and Hebe.

In addition to retail units, the property includes a McDonald’s restaurant with drive-through facilities, a Medicover medical centre and a Well Fitness club. These businesses introduce healthcare, fitness and food services alongside conventional retail activities, broadening the range of uses within the complex.

The site is situated close to residential areas in Konstantynów Łódzki and the Retkinia district of Łódź. More than 750 parking spaces are available within the wider shopping complex, which is also accessible by public transport through a nearby tram stop. A petrol station and car wash operate at the location.

According to the developer, the new retail park has received a BREEAM Excellent rating. The certification assesses various aspects of building performance and environmental management. However, the announcement does not provide separate figures for energy consumption, water efficiency or the project’s operational emissions.

The investment adds commercial space to an established retail location rather than creating a separate shopping destination. The presence of Kaufland and Bricomarché provides an existing customer base, while the additional stores increase the variety of goods and services available. The company has not disclosed the project’s development cost, expected rental income or projected visitor numbers.

BIG Poland has identified nearby residential construction and economic activity in the surrounding area as factors influencing its decision to expand the site. The commercial performance of the additional retail space will depend on local consumer demand, tenant trading results and competition from other shopping locations in the Łódź metropolitan area.

The Konstantynów Łódzki project forms part of BIG Poland’s ongoing investment in retail parks through acquisitions, new construction and extensions to existing properties. The company has increased its operating portfolio to approximately 285,000 sqm across 15 locations, although the announcement does not specify the proportion of this space developed internally compared with properties acquired from other owners.

The opening adds 13,500 sqm of fully leased retail accommodation to the Łódź region. With the new development integrated into an existing commercial site, its longer-term contribution to BIG Poland’s portfolio will depend on rental performance, operating costs and the stability of tenant demand.
