Signum Work Station in Warsaw to Be Supplied with Renewable Energy under PPA

TriGranit has signed a Power Purchase Agreement (PPA) with UNIMOT for the supply of electricity from renewable sources to the Signum Work Station office building in Warsaw for the next three years. Westbridge Advisory Poland advised on the negotiation of the agreement for the property located in the Mokotów district.

A PPA is a direct long-term contract between an energy producer and an end user that provides fixed pricing and traceability of the energy source. Such agreements are typically used to stabilise energy costs and reduce exposure to market price fluctuations.

Under the contract with UNIMOT, electricity supplied to Signum Work Station will come from wind and photovoltaic installations located in Poland. The total volume of electricity covered by the agreement is expected to exceed 12 GWh over three years. According to estimates provided by the parties, the new procurement model may generate savings of more than PLN 300,000 compared with previous arrangements due to more predictable pricing and lower exposure to CO₂-related charges.

The agreement is also expected to reduce CO₂ emissions by approximately 8,750 tonnes over the contract period, based on Poland’s emission factor.

Preparation of the agreement and negotiations were coordinated by Westbridge Advisory Poland, which provides energy and sustainability advisory services to the real estate sector.

Signum Work Station is located on Domaniewska Street in Warsaw’s Mokotów business district. The office building comprises seven above-ground and three underground floors and offers more than 32,400 sq m of leasable space, along with approximately 870 parking spaces. In addition to office areas, the property includes retail, service and storage units. The building holds a BREEAM “Excellent” certification and is undergoing further certification processes. Recent upgrades include the installation of two independent power sources intended to improve operational reliability.

The property is situated around 15 minutes by car from Warsaw city centre and approximately 10 minutes from Warsaw Chopin Airport, with access by public transport, car and bicycle. Current tenants include Ringier Axel Springer, enel-med, Mondelez International, Columbia and PPD.

Signum Work Station was acquired by DRFG in December 2024. The current owners are the CREIF fund and DRFG Investment Group, acting through DRFG Assets. TriGranit, part of DRFG Investment Group, is responsible for leasing and asset management of the building.
