The first seven months of 2026 were prolific for the segment of corporate financings approved for the development of residential projects, with a total volume estimated at over half a billion euros, according to an analysis carried out by real estate consultant SVN Romania, based on public data and information from the banking sector.
Thus, in 2026, financings worth EUR 247.1 million were announced for the development of more than 13 residential projects in Bucharest and in the country’s main regional markets, such as Brasov, Cluj-Napoca and Timisoara. SVN Romania’s estimates, based on data from its own portfolio and from the financial and banking sector, indicate, however, a volume at least twice as high of corporate financings approved in 2026 for the development of residential projects in Romania. SVN provided business consultancy and financial brokerage services for corporate loans worth EUR 55 million in 2026, approved for the development of four residential projects in Bucharest.
“Financing institutions continue to have a strong appetite for funding residential projects under development, but our experience has shown us that superficially prepared business plans and unrealistic expectations in marketing and sales strategies are the most frequently encountered issues that make it more difficult or prevent corporate financing from being obtained. Viable projects that closely monitor costs during the development period and have a professional marketing and sales team obtain both financing and the expected sales results,” explained Catalin Marin, managing partner SVN Romania | Credit & Financial Solutions.
The number of homes sold in the first six months of 2026 in the Bucharest–Ilfov region was only 1.4% lower than the figure recorded in the same period last year, while residential sales recorded nationally over the same period decreased at an annual rate of almost 9%, according to data from the National Agency for Cadastre and Land Registration.
