Peakside Capital Advisors has completed Hall D at City Point Targówek in Warsaw and secured an occupancy permit for the 17,000 sqm building. All available space in the new facility has already been leased.
The building provides warehouse, distribution and production space divided into flexible modules, each incorporating office and staff facilities. Tenants can handle goods through loading docks as well as ground-level gates. Depenbrock Polska acted as general contractor.
Development of the park is continuing with another building currently under construction. The fourth hall will comprise more than 12,400 sqm of warehouse, production and service space arranged in small business units.
Hall D incorporates photovoltaic installations, district heating and rainwater reuse for sanitary purposes. Measures intended to reduce heat accumulation include light-coloured façades and white and green roofing, while rooflights cover between 5% and 12% of the roof area depending on the section. Electric-vehicle charging points, covered bicycle parking and employee recreation areas have also been provided.
The building is seeking BREEAM, LEED and WELL Health-Safety Rating certifications, while its alignment with the EU Taxonomy is being assessed. These certifications and the Taxonomy assessment are still in progress rather than completed.
City Point Targówek is being developed on regenerated former industrial land and is planned to provide approximately 100,000 sqm of warehouse, production and service space when complete. The project forms part of the urban logistics portfolio developed by the joint venture between Partners Group and Peakside Capital Advisors.
The project’s location within Warsaw positions it for urban distribution, light manufacturing and other businesses requiring industrial space close to employees and customers. The full leasing of Hall D before or at completion provides the latest indication of occupier demand at the development as Peakside advances its next phase.
