Liberty Tower sales push Warsaw luxury apartment prices above PLN 85,000 per sqm

Apartment prices at Liberty Tower by Cavatina in Warsaw have exceeded PLN 85,000 per sqm on some of the development’s highest floors, highlighting the pricing being achieved at the upper end of the capital’s new residential market. More than 150 agreements have been signed since sales began in February 2026, according to the developer.

The residential tower is under construction at 54 Grzybowska Street in Warsaw’s Wola district. Rising to 140 metres, the building will have 42 above-ground floors containing 587 apartments. Its central location will provide views across Warsaw, including the Palace of Culture and Science, the Vistula River, surrounding green areas and the city’s business district.

One of the project’s distinguishing features is the possibility of combining neighbouring apartments. Buyers can create substantially larger residences with views in several directions, while on the highest floors it is possible to combine almost 600 sqm into a single home occupying virtually an entire level and offering a 360-degree panorama of Warsaw.

“Regardless of what our clients plan to do with their apartment, each comes to us with different expectations: some are looking for more space, others for a particular direction of view, while others want part or even an entire floor to create a space according to their own ideas. We approach each of these discussions with the greatest attention. One thing remains the main attraction: the view – the panorama of Warsaw that this building offers from almost every apartment,” said Anna Łagowska-Cioch, Vice-President of Resi Capital by Cavatina.

The building was designed by Cavatina Group’s in-house architectural team under Piotr Jasiński. Its exterior consists of three geometric sections positioned at different angles and enclosed by an aluminium and glass façade. Floor-to-ceiling glazing is planned throughout the apartments, while the ability to combine units allows buyers to create larger living areas, additional bedrooms, private offices and other individually designed spaces.

Residents will have access to a dedicated amenity floor incorporating a gym, cinema room, massage room, jacuzzi, three types of sauna, cigar club and art gallery. A 24-hour concierge service is also planned for the lobby. Five underground levels will provide parking for almost 270 cars.

Construction is currently focused on the five underground levels, with work taking place within the dense urban surroundings of central Warsaw. The tower is expected to begin rising above ground around the end of 2026, with completion scheduled for March 2029. The prices reported for its upper floors indicate that buyers are already accepting values above PLN 85,000 per sqm several years before the development is due to be delivered.
