Immocap’s Kvarter reaches full height ahead of 2027 completion

Immocap has completed the main structural phase of its Kvarter residential development on Jégého Street in Bratislava, with the six-storey building reaching its final height. Completion is scheduled for spring 2027.

The mixed-use project will provide 83 apartments and residential units together with commercial space at ground level. A further 105 parking spaces are planned within the development. The project is located in Ružinov, close to the Ondrej Nepela ice hockey stadium and Trnavské mýto.

With the structural work substantially completed, construction will now increasingly concentrate on the building envelope, technical systems, interiors and preparation of the apartments for handover. The development is expected to receive its first residents during 2027.

Energy performance forms a significant part of the project’s design. Kvarter combines geothermal wells, heat pumps, photovoltaic panels and external shading with ceiling-based heating and cooling. Immocap estimates that the combination could reduce energy expenditure by as much as 50% compared with conventional solutions, although actual savings will depend on consumption and operating conditions.

The apartments will also be delivered with aluminium windows and external shading as part of the building standard. Čechvala Architects designed the project, which incorporates an internal courtyard alongside its residential and commercial functions.

Kvarter is being developed in an established part of Bratislava where residential construction is taking place alongside wider changes around Trnavské mýto. The location provides access to public transport, retail, sports and other services, while further development is planned within the surrounding district.

Immocap is also developing the new Istropolis project at Trnavské mýto, adding to the longer-term transformation of this part of Bratislava. The combination of new housing and larger mixed-use development is gradually increasing development activity between the city centre, Ružinov and Nové Mesto.

The topping-out of Kvarter moves the development into its final construction stages and adds another residential project scheduled to reach the Bratislava market during 2027. Its combination of housing, commercial space and lower-energy building systems also reflects the increasing attention being given to operating costs and energy performance within new residential development.
