Genesis Property has secured BREEAM In-Use Outstanding certification for all five buildings at West Gate Business District in Bucharest, covering more than 94,000 sqm of existing office space. The result puts the focus on the potential to improve the environmental and operational performance of established buildings rather than limiting higher sustainability standards to newly developed offices.
The portfolio achieved a score of 88.1% for Asset Performance and 90.2% for Management Performance, both sufficient for the highest BREEAM In-Use rating. The assessment examines existing buildings under operating conditions, including the physical characteristics of the properties and the systems used to manage them.
West Gate received the maximum available score in the Resilience category across both parts of the assessment. Health and wellbeing results reached 89.36% for the buildings themselves and 96.29% for their management. ADP Green Building advised Genesis Property during the certification process.
The performance follows a programme of investment in monitoring and building operations. Genesis tracks energy and water consumption alongside indoor conditions including temperature, humidity, air quality and CO₂ levels, as well as the operation of HVAC and electrical systems. Building management systems are used to identify changes in consumption and adjust equipment and operating conditions.
Genesis has also been purchasing renewable electricity for its portfolio since July 2024 and has continued replacing equipment with more energy-efficient systems. According to the company, operational carbon emissions across its portfolio were 41% lower in 2025 than its 2019 baseline, although emissions remained broadly at the previous year’s level.
The certification is relevant to a wider challenge facing established office properties as landlords seek to keep existing buildings competitive without relying on redevelopment or replacement. Energy consumption, indoor conditions, operational data and recognised building standards are becoming increasingly important considerations for corporate occupiers pursuing their own environmental targets and reporting requirements.
Genesis intends to continue investing in the environmental performance of its portfolio through 2030, concentrating on resource efficiency, building operations and indoor conditions. The West Gate results demonstrate how asset management and capital expenditure can be used to reposition mature office stock, an increasingly important issue as owners compete for tenants while simultaneously facing higher expectations for measurable building performance.
