eService takes 7,500 sqm at Warsaw’s Drucianka Campus

eService has leased 7,500 sqm of office space at Drucianka Campus, becoming the first tenant secured for Liebrecht & wooD’s mixed-use development under construction in Warsaw’s Praga-Północ district.

The payment services company will occupy space in building B1B, taking approximately one quarter of the nearly 30,000 sqm of offices planned at the project. Drucianka Campus will also include around 8,000 sqm of retail and service space, bringing its total commercial area to almost 38,000 sqm. Completion is scheduled for summer 2028.

The development is being built on Kijowska Street on the site of the former Warsaw Wire, Pin and Nail Factory. Existing industrial halls will be incorporated into the scheme alongside new buildings, continuing Liebrecht & wooD’s redevelopment of former industrial properties in Praga following Centrum Praskie Koneser.

For eService, the lease represents a future workplace combining office requirements with the technology infrastructure needed by its payment operations. The company has operated in Poland for more than 25 years and provides payment terminals, SoftPOS technology and online payment services. It is part of Global Payments and PKO Bank Polski.

The location is close to several of Warsaw’s main public transport interchanges. Warszawa Wschodnia, Warszawa Stadion and Dworzec Wileński provide access to railway services, the M2 metro line and the city’s tram and bus networks. This connectivity is becoming increasingly relevant as new commercial and residential investment extends across Warsaw’s right-bank districts.

Construction has progressed to earthworks and foundation works for the office and service buildings. Liebrecht & wooD is managing the construction process directly under a construction-management structure rather than handing overall delivery to a single general contractor.

Drucianka Campus is targeting a high environmental standard and has received a BREEAM Outstanding rating. The development was also previously recognised with the Future Project Award at the CEE Investment Awards.

Securing a 7,500 sqm commitment as the project’s first lease gives Drucianka Campus a substantial level of pre-leasing more than a year before completion. The transaction also provides Liebrecht & wooD with an anchor corporate occupier as construction and commercialisation of the remaining office and service space continue.
