Egis Expands European Pharmaceutical Distribution Capacity with New Budapest Logistics Facility

14 October 2026

Hungarian pharmaceutical producer Egis has opened a new distribution facility at HelloParks Fót, north of Budapest, strengthening its storage and delivery infrastructure for domestic and international markets. The operation occupies approximately 21,000 sqm within the FT3 industrial building, including nearly 20,000 sqm of warehouse accommodation and 1,000 sqm of offices. With capacity for 30,000 pallets, the property is described by the companies as Hungary’s largest single-building storage facility for finished medicines operated directly by a pharmaceutical manufacturer.

The investment supports Egis’ manufacturing activities and its international business, which extends to more than 100 countries. The company holds a leading position in Hungary’s pharmaceutical market by the number of medicine packages sold, creating substantial requirements for inventory management and reliable distribution. Approximately 60 employees work at the new centre, where storage and delivery operations are managed using the manufacturer’s own equipment and digital systems.

A distinctive feature of the project was the conversion of a conventional industrial building into a facility capable of meeting pharmaceutical storage requirements. Construction of FT3 was already underway when the developer incorporated the additional technical specifications. The modifications required changes to building services, environmental management and operational infrastructure, allowing the premises to accommodate activities that demand greater control than standard warehouse operations.

The centre includes storage areas maintained at temperatures between 2°C and 8°C, alongside sections operating between 15°C and 25°C. These conditions are necessary for different categories of pharmaceutical products, which must be handled and stored within defined temperature ranges. The building also incorporates additional fire protection and environmental safeguards appropriate to its intended use.

According to Egis Chief Executive Csaba Poroszlai, the new facility responds to increasing manufacturing volumes and the need to maintain dependable supplies across the company’s international markets. Consolidating finished-product distribution within a larger, technically equipped location is expected to improve operational coordination and support future production requirements.

For HelloParks, the agreement demonstrates how industrial properties originally developed for a broad range of occupiers can be modified to serve highly specialised industries. The developer worked with Egis to establish the technical requirements and incorporate them into the construction process. The project illustrates the growing importance of adaptable buildings as manufacturers seek facilities that combine conventional logistics functions with more demanding operational conditions.

The distribution centre is located within FT3, a 46,000 sqm building that represents the fourth completed phase of HelloParks Fót. The entire building was leased before construction finished, bringing occupancy across the park’s approximately 164,000 sqm of completed accommodation to 100%. This provides the developer with a fully occupied operating portfolio at the location while demonstrating demand from industrial tenants with different technical requirements.

FT3 has been designed to meet the standards required for BREEAM New Construction Outstanding certification and to satisfy applicable EU Taxonomy criteria, according to HelloParks. The Egis investment highlights the increasing role of modern logistics developments in supporting pharmaceutical production and international trade, particularly where manufacturers require controlled storage environments, substantial distribution capacity and reliable access to regional transport networks.
